Bandley Center 10268 Bandley Center Master Sign Program General Design and shop drawings for all permanent tenant signs must receive written approval by landlord before fabrication; any signs installed without such approval may be removed by the landlord at the tenant's expense. Landlord's approval shall be based upon conformity to this Sign Criteria and harmony, both architecturally and aesthetically, with the design of the center. Landlord reserves the right to modify said criteria for any tenant of the center without affecting tenant's obligation hereunder. To secure landlord's approval three shop drawings of atl proposed sign shall be submitted to landlord for approval. A schematic section view of the sign will be required where necessary to show the form, colors, finishes and materials. Drawings must be drawn at minimum 1/8" scale. All incomplete drawings will be returned without approval. 1. Tenant signs shall be individually illuminated channel type letters. Letters shall have 5" deep returns. Return and trim color shall be tenant's choice with landlord's approval. 2. Letter style shall be tenant's choice with landlord's approval. Sign faces must be 1/8" Acrylite plex. Tenants shall be allowed a minimum one sign per leased frontage. Tenants with more than one frontage may have a sign on each elevation, proving they meet section 17.24.050 of city sign ord.* which reads as follows: i. For businesses which do not have ground sign and the business is adjacent to more than one street, or ii. The sign is directed to the interior of the project and not visible from the public right-of way. 4. Letter height shall not exceed 24" 5. Tenant shall be allowed 1 Square foot of sign area for each linear foot of leased store frontage on which the sign is located. Sign length cannot exceed 70% of the leased frontage. 6. Logo modules shall be allowed, but shall not exceed 24" in height and 4 square feet in area. 7. No products to be represented in tenant's signage unless incorporated in tenant's business logo. These are subject to the landlord approval. *This shall be the case unless a special sign exception has been applied for and passed by the city. 8. All signs shall bear U.L. Labels and be manufactured in accordance with Section 600 of the National Electric Code, and local building codes. 9. All bolts, fasteners, clips etc. shall be painted. 10.All penetrations of the building structure required for sign installation shall be neatly sealed in a watertight condition. 11.All signs will have 13 mil. To 15 mil. Neon tubing and 30 M.A. Transformers. 12.Tenants shall employ the services of a qualified licensed sign contractor. 13.The entire cost of tenant's sign including, design, fabrication, and installation shall be at the tenant's sole expense. 14. No flashing, flickering, blinking, animated, or moving light signs shall be permitted. Paper signs, window stickers, and handmade signs, whether or not of a temporary nature, are expressly prohibited. 15.All interior window neon must be approved by the landlord prior to fabrication and installation. Landlord reserves the right to refuse any window neon deemed unsuitable for leased premises.
