Purpose
This sign program has been created to establish maximum tenant identification while maintaining
mutual suitability and likeness.
General Requirements
All signs shall comply with the City of Cupertino Sign Ordinance. Design and shop drawings for all
tenant signs must receive landlord's written approval prior to installation. City permits must also be
issued prior to installation of all tenant signs. Any signs installed without such approvals and permits
may be removed by landlord at tenant's expense. Landlord's approval shall be based upon
conformity to his planned sign program. Landlord reserves the right to modify the said planned sign
program for any tenant of the building without affecting tenant's obligation hereunder.
Process
• Tenants will be provided with a copy of this planned sign program. Tenants will be required
to comply with this planned sign program.
• To secure landlord's approval, two (2) copies of drawings for all proposed signs shall be
submiited to landlord for approval. Drawings shall be professionally designed and shall
include scaled schematic drawings and specifications including color, size, materials,
installation location, and method of aitachment. Drawings shall be drawn at a minimum of
'/s" scale.
• Tenants are required to contact the City of Cupertino Planning Department before having any
sign fabricated or installed. The City of Cupertino requires a permit for all signs prior to
installation.
Note: landlord approval of sign drawings shall constitute for this sign criteria only and shall
not be deemed as approval for compliance with any applicable City ordinances or any other
purpose whatsoever.
• Work started without landlord approval, or City permit, will be considered illegal and will be
subject to immediate removal at the tenant's expense.
Installation & Removal
• All penetrations into building required for sign installation shall be neatly sealed in a water
tight condition.
• All contractors for installation, removal or service must be fully licenced by the State of
California and insured with license number and insurance certificate provided to Landlord.
• All methods of attachment must be detailed on drawings and approved by landlord and City
of Cupertino.
• Sign removals shall include the patching and repairing of entire work area plus the repairing
of any "ghosted" areas or as directed by landlord.

Building Signs
The major tenant shall have priority on building signage. Landlord reserves final decision of all sign
issues.
• Wall mounted signage shall consist of individual channel leiters, excluding company logos.
Letters and logos shall be internally illuminated.
• Overall height shall not exceed 24".
• Sign length shall not exceed 70% of building frontage sign is (ocated on.
• The maximum allowable sign area for wall mounted signage is one foot for each linear foot
of building frontage.
Monument Signs
The building will have one (1) internally illuminated double faced monument sign with address
numbers. Landlord reserves final decision of monument sign location.
• The building's major tenant will be allowed one (1) panel per side.
• Other tenants will share one (1) panel per side.
• Height of monument sign shall not exceed 5'-0"
Prohibited Si�s
Conforming to the guidelines for signs will be strictly enforced. Any illegal, non-conforming, or
unapproved signs are strictly forbidden.
• Flashing, moving, rotating, animated, blinking, or audible effects are prohibited.
• Roof mounted signs or signs extending above the height of the building parapet.
• Signs with exposed fluorescent tubes or incandescent bulbs.
• No exposed raceways.
• Signs that are movable or transportable including "A-frame" type signs and "human" signs.
• Temporary signs other than those allowed by the City of Cupertino Sign Ordinance are
prohibited.
• Signs which produce odor, sound, smoke, fire, or other emissions.
• Tenants shall not have the right to place, construct, or maintain any other sign,
advertisement, awning, banner, or other exterior decoration without landlord's consent.

• Any other signs expressly prohibited by the City of Cupertino shall also be prohibited.
