SUBJECT: SIGN PROGRAM ACTION LETTER—Application S-2013-01:
This letter confirms the decision of the Director of Community Development, given on March
14, 2013, approving a sign program for an existing office complex located at 10055 N. Portal
Avenue (APN: 316-21-088). This approval is based on, and subject to, the following findings
and conditions of approval.
FINDINGS
Prior to approval, the Community Development Director must make the following findings
as outlined in Section 19.104.130 of the City of Cupertino Municipal Code. Staff analysis is
shown below the required findings in italics.
A. The Sign Program complies with the purpose of this chapter.
The proposed sign program complies with the purpose of the sign ordinance by
establishing a comprehensive plan serving to identify and enhance tenants in the
existing office complex. The proposed plan maintains the aesthetic appearance of the
City by establishing a high quality and consistent set of sign standards for all tenants
on the subject site that includes direction as to the number, placement, size, color,
and material of future signs.
B. Proposed signs are creative, and are in harmony with the structures they identify, other
signage on the site, and the surrounding development.
The proposed signs allow for unique and creative tenant logos, and are in harmony
with the structures they identify in that they are appropriate in scale and are to
provide equidistant spacing on the surfaces they are affixed, and incorporate colors
and tones already present on site (Mocha mouse to match the building color).

C. The Sign Program contains provisions to accommodate future revisions that may be required
because of changes in use or tenants.
Exhibit A2 of the sign program shows three (3) alternate sign concepts/layouts to
accommodate future revisions.
CONDITIONS OF APPROVAL
1. A�proved Pro�ect
Approval is based on the master sign program stamped as received March 14, 2013
consisting of eight pages prepared by Art Signs entitled, "Master Sign Program - 10055
North Portal" except as may be amended by conditions.
Refer to the City of Cupertino Sign Ordinance for provisions not specified in this sign
program. Where there is a conflict between the sign program and the Sign Ordinance,
unless specifically approved in the sign program, the regulations in the Sign Ordinance
shall apply.
2. Future Modifications to the Si�n Program
Any proposals for new permanent sign locations not shown on the sign program,
illumination of existing non-illuminated signs, or modifications to existing sign program
standards shall require City review through a sign program modification and an additional
discretionary permit if determined necessary by the Director of Community Development.
3. Buildin� Permit Rec�uired
This Sign Program approval does not constitute building permit approval. A building
permit is required for each separate sign indicated on the sign program unless the Building
Department determines that it is not necessary to obtain one.
4. Accuracv of the Project Plans
The applicant/property owner is responsible to verify all pertinent property data including
but not limited to property boundary locations, building setbacks, property size, building
square footage, any relevant easements and/or construction records. Any
misrepresentation of any property data may invalidate this approval and require
additional review.
5. Consultation with Other De�artments
The applicant is responsible to consult with other departments and/or agencies with regard
to the proposed project for additional conditions and requirements. Any misrepresentation
of any submitted data may invalidate an approval by the Community Development
Department.

6. Notice of Fees, Dedications, Reservations or Other Exactions
The Conditions of Project Approval set forth herein may include certain fees, dedication
requirements, reservation requirements, and other exactions. Pursuant to Government
Code Section 66020(d) (1), these Conditions constitute written notice of a statement of the
amount of such fees, and a description of the dedications, reservations, and other exactions.
You are hereby further notified that the 90-day approval period in which you may protest
these fees, dedications, reservations, and other exactions, pursuant to Government Code
Section 66020(a), has begun. If you fail to file a protest within this 90-day period complying
with all of the requirements of Section 66020, you will be legally barred from later
challenging such exactions.
Staff has made all of the findings that are required for approval of a Sign Program as required
by the City of Cupertino Municipal Code, Section 19.104.130(C). Please be aware that if this
permit is not used within one year, it shall expire on March 15, 2014.
Please note that an appeal of this decision can be made within 14 calendar days from the date
of this letter. If this happens, you will be notified of a public hearing, which will be scheduled
before the Planning Commission.

1. GROUND SIGN
A. There shall be(1) 2-Sided Directory Monument c By dwood
stanchion 48"wide X 72"tall X 4"thickwith no more than (4) OverlayTenant Panels-
1-1/2"thickx 41"X 9-1/2"tall. Each panel has 3/16"X 39-1/2"X 8"tall tempered
plate glassTenant overlay panels each side. (See Exhibit A)
B. Tenant Names sub-surface applied to glass in Dark Brown Vinyl with Main Names @ 2-1/4"
tall, and secondary Names at 1"tall; both in complex standard style
C. In the future, panels and glass overlays may be changed in size and number
depending on future tenant usage breakdown of building. Total square footage per side
for tenant panel area not to exceed 17 sq.feet. Name sizes will change with size of panel.
In the case of building only having 1 tenant, custom style&color lettering&logo will be
permitted at the discretion of the property owner. (See Exhbit A2�
D. Uplighting may be added in future at landlord discretion. No otherTenant Ground
Signs shall be permitted on the property.
2. TENANT WALL SIGNS (See Exhibit B}
A. (1)Tenant Wall Sign per tenant may be allowed at the discretion of the property owner.
B. Tenant Wal)signs shal) not exceed 6 sq.feet, and shall have standard white background.
C. Tenant Names are permitted to be in custom colors and styles per company logos and
may include individual practisioners names.,and services rendered.
D. Wall signs must be submitted to property owner, or their representative, and the city
of Cupertino for approval, prior to installation.
3. VINYL WINDOW LETTERING
A. Tenants with Exterior windows may have computer cut out opaque white surface-applied
vinyl lettering&opague vinyl color logos (at the discretion of the property owner).
B. Vinyls to be located on 1 window per frontage, and not to exceed 25%of window
bay square footage.

C. Building Lobby Entrance Windows to have Names of InteriorTenants not having
windows facing either the street or parking lot-in opague white surface-applied vinyl.
Maximum sq.ftg. not to exceed 25%of window bay sq.footage.
D. Any application of window vinyls must be approved by the property owner or their

4. GENERAL DESIGN REQUIREMENTS
A. All Signs shall be of a high materia)and design quality.The signs shall be durable and
resistant to weather and wear.
B. All signs shall be architecturally compatible and in harmony with the building with which
it is principally associated,by incorporating its colors,materials,shape and design.
C. Background colors shall be opaque/dense/matte to minimize glare.
D. Sign copy shall be simple and concise,without excessive description of services&design.
E. Any sign additions or changes of any kind must be approved by landlord.
5. CUPERTINO SIGN ORDINANCE INFORMATION
A. Please refer to Chapter 19.104 of the City of Cupertino Municipal Code for general provisions,
definitions,administrative procedures,exempt signs,signs exceptions,compliance and
enforcement,and other provisions not specified in this sign program. Where there is a
conflict between this document and Chapter 19.104, unless specifically approved in
this Sign Program, the regulations in Chapter 19.104 shall apply.
B. Requests for changes of face to signs shown on the sign program,including, but limited
to letter style,letter size,color,background,or message shall be consistent with the
approved sign program.
C. Tenant LOGOS or INSIGNIAS-are permitted to be in custom colors and styles per company
logos. 1 logo per tenant is allowed, up to 3square feet at the descretion of the landlord .
These are not permitted to be internally illuminated.
D. Neon window signs of any kind are not permitted at this property.
