Application No. (s): Applicant: Location: Residential design approval for a new 2,700 square foot two-story residence that exceeds a 35% floor area ratio and a second story deck exception to allow a front and rear balcony. Residential Design Review Committee decision final unless appealed 2 Staff presentation: Peter Gilli, Planner I, stated that the project has been designed to conform with the R-1 Ordinance. Staff has no concerns with the ordinance findings being met. The design includes a curvilinear bay window in the front and rear and a curvilinear balcony wall in the front and rear. Staff is concerned about how that relates to the neighborhood. Privacy protection waivers have been submitted from all affected properties and letters of approval from all the neighbors in the area. Because of that staff has no concern about the deck exception. Comm. Doyle stated that the reasons this application will be granted is that there are absolutely no complaints within the neighborhood about the size, and it is a well designed house in character with the neighborhood. None None Passed 3 -0 Application No. (s): Applicant: Location: 6-RDRC-00 Scott and Katie King 10285 Mira Vista Road Residential design approval for a new 3,986 square foot two-story residence that exceeds a 35% floor area ratio and a second story deck exception, and exception to the side setback requirements of the R-1 Ordinance. Residential Design Review Committee decision final unless appealed Staff presentation: Peter Gilli, Planner I, gave an overview of the project. The applicant is proposing to demolish the majority of the house, maintaining a certain section of it in order to keep a non-conforming side setback. Staff does not support the decreased setback and requests to increase the setback to 10 feet. The ordinance states that one setback has to be 10 feet and the other one has to be at least 5 feet. Staff suggests that the second floor to ceiling height shall be reduced by 6 inches to 8 feet. A second story deck is being proposed. Privacy planting has been installed along the rear property lines in accordance with the ordinance. Louie Leu, the architect, mentioned that they did a survey of the lot. The sidebacks were 9'7". With this remodeling one of the criteria was to keep an existing bathroom containing a lot of marble. In order to keep this room they would have to maintain the setback of 9'7". He mentioned that they had spoken to the neighbor, John Mracek, and that he is in agreement with the setback. Mr. Leu asked to be allowed to maintain the 9'7" setback. Comm. Doyle inquired whether this is a precedent for the neighborhood or whether there were other homes in the neighborhood that had required exception for setbacks. Peter Gilli, responded that many times houses were built with the intention to have 10 feet, but in reality it was only 9'7". In this particular house each of the sidebacks were 9'7". Neighbor John Mracek stated that the color of the roof was a concern. He prefers a darker brown tile matching the roof colors of the neighborhood.
