Design review to allow a new 3,920-sq. ft. story residence with a floor area ratio
of 43.8 % and an exception for the second story that is 37.4% of the first stoW
where 35% is allowed.
Design Review Committee decision final unless appealed.
Staff Presenting: Peter Gilli gave a brief overview of the project, Applicant purposing a
new stow house with an exception to a second story larger than what is generally
allowed, the rational to that is due to a 16" Oak tree, that they are trying to build around.
The applicant can not build into the drip line of the Oak tree without harming the tree, so
applicant settle for a larger second story and a smaller first story. Staff has approved the
proposed plans in its conceptual state of the ratio of 45% of the first and second-stow.
Due to the missed calculations on the areas and ratios thought to be accurate given on the
purpose prints causing staff calculations on the areas and ratios to be calculated wrongly.
The plans off set requirements met and staff is comfortable with the design. There is a
concern about the length of the second story from the neighbors that it has the potential of
blocking the view of the west. The applicant has adjusted his elevation by shirking his
sitting room and moving it further away from his neighbor property.
Fred Farr, the architect on behalf of the applicant, the house was modified several times
to meet the need and blend the design in the neighborhood. The second floor will be
adjusted to 40% with an exception.
Concemed neighbor on the right side preferred that the house be moved further to front
of the street, so it would not block the view of this house.
Commissioner Doyle called the meeting to order due to the discussion on legal matters.
Mr. Doyle stated that Planning Commission and other city officials are aware of legal
presentation on views, but this is not the place of any legal matters now.

ft. residence, for a floor is ratio of 42%.

Staff Presentation Peter Gilli gave a brief overview of the project. This is an existing two-
story residence: a 1,379 square foot addition with the existing 2,125 square foot area
ratio. The first floor area ratio of 34% and the second floor with the area ratio of 42%.
The applicant is requesting a design approval and is meeting all the ordinance
requirement. The applicant is also requesting to extend the garage into the setback area,
and staff received a signed letter from the neighbor concerning the extend in the set back
area. Staff only recommendation for changing the plans is on the master bedroom, there
is a notch located on the plan and staff recommends that it be filled in.
Com. Doyle asked if there is any questions or comments concerning staff
recommendations, there was no objection to staff findings so Com. Doyle moved for
approval.

Residential design review for a 597 square foot second story addition for a total floor area
ratio of 45%.
Staff Presentation Peter Gilli gave an overview of the project. The addition for a two
story residence with the ratio of 45% total. The deck setbacks met the requirement and
ordinance. The shift in the deck will accommodate the requirement of the setbacks the.
Staff is requesting the approval of the conceptual design, of a 45% for a ratio with the
second story deck on the side of the property with privacy protection with landscaping
and the second story being 35% of the first floor.
