Director's referral of a minor modification to a use permit for a 340 square foot
addition to an existing residence. (Oak Valley)
Design Review Committee decision final unless appealed
Staff Presentation: Ciddy Wordell, City Planner, explained that the project conforms to
the Oak Valley regulations and the adjacent tree will not be affected by the proposed
addition. Staff recommends approval.
Maxwell Beaumont, Architect, stated that during this project they would be using the
same materials as the existing structure, so the addition will look consistent and not like a
new stmcture.
Chairperson Corr had two concerns that he wanted to address. He asked Mr. Beaumont if
the neighbors had reviewed the plans. Mr. Beaumont stated that they had not been
reviewed yet but that would not be difficult to do. The second concern was that of the
tree protection, if it would be adequate and what protections does the City have in this
situation. Ms. Wordell suggested a bond or adding a condition for an Arborist's report
prior to final occupancy.
Commissioner Auerbach moved to approve 03-DIR-01 with the amendment to Condition
2 that states that an arborist report shall be provided prior to final occupancy that
determines if any damage occurred to the tree during construction.
