NEW BUSINESS: Peter Gilli, Associate Planner, informed the
Committee that there will be a project that will soon be on file to do a major fa9ade
change at the Crossroads Center between Mervyns and the former McWhorter's building.
This will be filed as an architectural site approval, however, due the scale of the
improvements, the Director believes that the project should be heard at the Planning
Commission meeting.

Residential design review of a new 3,609 square foot, two-story residence that
exceeds the 35% floor area ratio.
Design Review Committee decision final unless appealed
Committee heard items #2 and #3 as one item
Staff Presentation: Peter Gilli, Associate Planner, gave a brief description of 13-R-01
and 14-R-01. Although the homes are structurally identical, the details are different. The
floor plans are flipped and the driveways are different. Chairperson Corr read a letter of
objection from Russell and Jennifer Blalack, 1081 Milky Way. The letter in summary
states that the proposed homes will not blend with the existing neighborhood and will
cause an increase in traffic. Mr. Gilli discussed the lot sizes in the existing neighborhood
and feels that the proposed homes on Wallin Court are within the guidelines. Staff
recommends approval based on an amended condition regarding the chimneys to read
that the applicant will lower the chimneys to the maximum extent allowed by the
California Building Code.
Chairperson Corr amended the findings in the resolution to read the proposed home,
rather than the proposed addition/home.
Brian Kelly, applicant, stated that B.K. Development Corporation took great
consideration into the design of the two proposed homes and feels that the homes will
bring added value to the existing neighborhood.
Commissioner Chen moved to approve 13-R-01 and 14-R-01 as amended.
