EXHIBIT A-1
This exhibit accompanies the General Plan Land Use "tap labeled A-2, which
is the appraved General Plan map describing Che land use classifications
and land use iatensities for a specific property located within Tm+a Center.
Additionally, this exhibit contains written policy vhich augment the poli-
cies contained in the General Plan.
Policy No. 1
~ Owners of contiguous, substandard legal lots of record (i.e. legal loes
~ of record which do not conform to the density provisions of the General
Plaa), shall have the abilitq to consolidate or reconfigure said lots
even when said consolidation or reconfiguration does not conform to the
~ density requirements of the General Plan. Said consolidation or recoa-
I figuration shall be considered only when it results in a more logical
development pattern (e.g. improves access to one or more of the parcels
~ involved, provides a more logical pad or lot size to accoamwdate potential
building locations), and whea it is de[ermiaed that it is generally con-
sistent With the character of the surrounding neighborhood. In any case,
the praperty inw lved in such a request must be appropriately zoned even
if said zoning does not strictly conform to the density limita[ions of
the General Plan. The above state.ments shall not be interpreted to pre-
empt anq of the adopted policies of the Land Use Element of the General
Plan.
In no case shall a consolidation or reconfiguration be approved when it
results in a number of Lots or potential number of dwelling units which
exceeds the number of legal lots of record existiag at the time of the
request.
Policy Yo. 2
Residential land uses may be initiated in areas designated Eor Ouasi-Public
uses without amending the General Plan. The introduction of said uses shall
require appropriate zoning changes and shall be reviewed for their general
consistencv c~ith the character and density of the surrounding neighborhood.

This site involves 2.3 net acres (2.8 gross acres) located as shown on the
attached Exhibit A-2, which is designated as professional office with related
co~ercial and quasi-public uses and residential 4.4-).7 dwelling units per
gross acre.
