Residential Design Review for an exception to allow a five-foot setback on both
sides for a new 2,717 square foot residence on a 6,056 square foot lot.

Staff Presentation: Gary Chao, Assistant Planner, briefly described the project and
explained that the proposed application is just 56 square feet over the 5-foot setback
requirement. Therefore, a 10-foot setback is required on one side yard and the
remaining side yard setback may be 5-feet. Staff is currently working on an R-1
ordinance amendment to allow similar properties with an average lot width of 60 feet
or less to apply without applying for an exception. Staff recommends approval.
Henry Lo, applicant, stated that the new R1 ordinance amendment will help with future
properties in similar situations.
