RE: Inspection Notice for Daphne Liu located at 10428 South Foothill Boulevard,
Cupertino, CA 95014
Dear City Inspector,
Regarding the Inspection Notice for the above location, Ms. Daphne Liu has asked Reach
Lighting Services to inspect and recommend corrections for the following items:
1) Regarding the inspection of rough wiring—outlet covers and receptacles on
kitchen countertop and in the 2 bathrooms were removed for inspection. Wirings
of the outlets on the kitchen countertop and 2 bathrooms were up to code. Only
• new wirings were inspected. Also, fluorescent lights were added to kitchen and
the 2 bathrooms as per our recommendation.
The following items were not listed on the Inspection Notice but were inspected as
per the inspector's (Bob G.) verbal request made over the phone conversation with
Reach Lighting Services:
,,Cl)')Exposed wiring for the clothes dryer was inspected. The wiring was
disconnected from the panel and no longer charged.
(2-� Heater wiring in the attic was inspected and is up to code.
C3) An obstacle that was found to be blocking the PG&E meter has been
removed.
(4-) Permit number for the addition of the 2 bedroom is 06010018. No
inspection was conducted in the bedroom as said permit already covers its
inspection.

A To the best our knowledge, the existing foundation is the typical
spread footing with the bottom with approximately 12" wide. Our
detail is to provide a direct replacement for the existing footing. The
house has been on the site over 70 years. The settlement would be
minimal by now. In addition, cost is the factor not to do any more
than what we propose to do on this report. The owner understands
the settlement issue.
B See revised plan
C 12" is the minimum footing depth. However, we will provide
• observation during the trenching (see revised plan). It will be our
discretion to instruct the contractor excavate deeper for the
foundation trench. We try to avoid pier-and-grade beam approach to
minimize the different settlement.
D Our field observation indicates that there is not concentrated load to
the wall footing. However, we will check again during the
construction.

Dear Ms. Liu,
At your request, we visited the subject site to review the existing foundation condition. Due to lack of
accessibility to the foundation area, we only looked at the foundation from outside of the house. In
addition, we reviewed the inspection report by Edward's Construction. Our review on the report was
focused on the foundation portion only. All items other than foundation will be excluded from this report.
Here is our conclusion:
• The report indicates several deficiencies at the existing foundation. However, there is lack specific
how to repair or replace the foundation.
• The air epoxy injection at the crack footing is acceptable. This approach will seal the crack and
prevent further corrosion to the existing reinforcement.
• Regarding foundation anchors, the report does not specify the exact type of anchor for secure the
sill plate to the concrete.
• For the interior piers, we do not have recommendation at this point.
• RECOMMENDATION
• The foundation at the right side of the house should be replaced per attached detail S1
• Replace 6'-0" foundation where existing foundation experience excessive settlement. We noticed
a 6" settlement at the left hand of the house. This approach will not guarantee to prevent future
settlement. However, it provides a positive support for the structure.
• Air epoxy injection at all cracks
• Install new %2"x 10" wedge anchors @ 48" oc (with 6" embedment) at all existing wall
foundations. These anchors only resist the shear force generate by the wind or seismic activity.
They will not resist the uplift load due to wind or earthquake load. In Edward's report, section 4, it
indicates the anchor bolts will transfer uplift loads to the foundation. This is incorrect.
• Additional inspection is recommended when your contractor open the floors and walls.
