OF THE DESIGN REVIEW COMMITTEE OF THE CITY OF CUPERTINO
APPROVING A SIGN PROGRAM FOR THE CROSSROADS SHOPPING CENTER
LOCATED AT 20568-20840 STEVENS CREEK BOULEVARD
SECTION I: PROTECT DESCRIPTION

SECTION II: FINDINGS
WHEREAS, the Design Review Committee of the City of Cupertino received a Sign Program
application for the Crossroads Shopping Center located at 20568-20840 Stevens Creek Boulevard.
WHEREAS,the Design Review Committee finds that:
1. The Sign Program complies with the purpose of Chapter 19.104:Signs;
The sign program complies with the purpose of the Sign Ordinance by establishing comprehensive
criteria, standards, and procedures that will facilitate the efficient processing of sign applications
and promote attractive and effective signs for Cupertino residents, businesses, employees, and
visitors.
2. Proposed signs are creative, and are in harmony with the structures they identify, other signage on
the site, and the surrounding development;
The signs within the sign program are internally consistent with each other and the buildings they
identify in terms of colors,materials, and form.
3. The Sign Program contains provisions to accommodate future revisions that may be required
because of changes in use or tenants;
The master sign program contains comprehensive and detailed provisions to accommodate future
revisions that may be required because of changes in use or tenants.
4. Special circumstances, unique to the site and building locations, exist that require a modification
from the standards in Chapter 19.104;
Special circumstances, such as low visibility and a large setback from the street, apply to portions of
the original shopping center that require additional signage than allowed by the ordinance. The
additional signage on the new freestanding building pads is necessary to identify tenants with
visibility on all four sides. Moreover, the additional ground sign on the shopping center's 1,500 feet
of street frontage does not visually impact the streetscape.
5. Demonstrates unique design and exhibits a high degree of imagination, inventiveness, spirit, and
thoughtfulness;and

The signs within the sign program demonstrate unique design and exhibit a high degree of
imagination,inventiveness,spirit,and thoughtfulness.
6. Provides high quality graphic character through the imaginative use of color,graphics, proportion,
quality materials,scale, and texture
The signs within the sign program provide high quality graphic character through the imaginative
use of color, graphics,proportion,quality materials, scale, and texture.
NOW,THEREFORE, BE IT RESOLVED:
That after careful consideration of maps, facts, exhibits, testimony and other evidence submitted in this
matter,the Application No. 5-2011-05,is hereby approved;and
That the subconclusions upon which the findings and conditions specified in this Resolution are based
and contained in the public hearing record concerning Application 5-2011-05 as set forth in the Minutes
of the Design Review Committee Meeting of January 19, 2012, and are incorporated by reference
herein.
SECTION III: CONDITIONS ADMINISTERED BY THE COMMUNITY DEVELOPMENT DEPT.
1. APPROVED EXHIBITS
Approval is based on the master sign program criteria dated December 21, 2011 consisting of nine
pages prepared by Kahn Design Associates entitled, "Master Sign Program for 'T`he Crossroads';"
the sign program consisting of 19 sheets labeled Signage Matrix, Exhibits A-0, A-1, A-2, A-3, B-0.1,
B-0, B-1, B-2, B-3, C, D, 1, 2, 3, 4, 5, 6, and 7, prepared by Kahn Design Associates entitled, "The
Crossroads, 20568-20840 Stevens Creek Boulevard, Master Sign Program;' and the addendum to
the sign program consisting of six sheets labeled Addendums 1, 2, 3, 5, B-1, and B-2, prepared by
Kahn Design Associates entitled, "The Crossroads, 20568-20840 Stevens Creek Boulevard,
Addendum to the Master Sign Program;' except as may be amended by conditions in this
resolution.
2. CONCURRENT APPROVAL CONDITIONS
The conditions of approval contained in file no. EXC-2011-14 shall be applicable to this approval.
3. ACCURACY OF THE PROTECT PLANS
The applicant/property owner is responsible to verify all pertinent property data including but
not limited to property boundary locations, sign square footage, any relevant easements and/or
construction records. Any misrepresentation of any property data may invalidate this approval
and may require additional review.
4. APPROVED SIGNAGE
The content of the sign program, including, but not limited to, procedures, criteria, guidelines,
standards, and signage design and specifications is hereby approved and shall supersede all
previous sign program approvals for the Crossroads Shopping Center at 20568-20840 Stevens
Creek Boulevard. Refer to the current City of Cupertino Sign Ordinance for provisions not
specified in this sign program. Where there is a conflict between the sign program and the Sign
Ordinance,unless specifically approved in the sign program,the regulations in the Sign Ordinance
shall apply.

5. BUILDING AND SIGN PERMITS
Building/sign permits shall be obtained prior to sign installation. Sign permits shall be consistent
with the approved sign program.
6. EXISTING SIGNS TO BE REMOVED
All existing signs shown to be removed on the sign program shall be removed prior to final
building approval of the new signs and landmark sign relocation. Proper permits shall be obtained
for all existing temporary signs.
7. FINAL ILLUMINATION DETAILS
Prior to issuance of building/sign permits, the Director of Community Development shall review
and approve the final illumination details for signage including, but not limited to, ground signs,
wall signs,and the landmark sign. '
8. CLEARANCE AND ILLUMINATION FOR ADDRESS NUMBERS
Building address numbers shown on the shopping center's signage shall comply with California
Building and Fire Code requirements, including,but not limited to, clear visibility from the street,
letter size,color,and illumination.
9. ADA CLEARANCE
Signage shall not obstruct accessible paths of travel as required by the Americans with Disabilities
Act(ADA).
10. FUTURE MODIFICATIONS TO THE SIGN PROGRAM
Any proposals for new permanent sign locations not shown on the sign program, illumination of
existing non-illuminated signs, or modifications to existing sign program standards shall require
City review through a sign program modification and an additional discretionary permit if
deterxnined necessary by the Director of Community Development.
11. GROUND SIGN 6 AND OTHER SIGNAGE FOR FUTURE TENANT G
Ground Sign 6 and signage for the future Tenant G building pad is shown for conceptual reference
only and is not approved under this sign program. Final details, including, but not limited to sign
quantity, size, location, design, colors and materials shall be reviewed and approved under a
future sign program modification.
12. WALL SIGNAGE VISIBLE TO REAR RESIDENTIAL NEIGHBORHOOD
Wall signs visible to the rear residential neighborhood,such as signs identified in the sign program
as sign numbers W3-F1 and W2-B1 shall remain externally illuminated only.
13. ILLUMINATION INTENSITY AND HOURS OF ILLUMINATION
The intensity of the illuminated signs shall not exceed 250 foot-lamberts. All illuminated signs
shall be turned off by 11:00 p.m. or within two hours after the business is closed,whichever is the
later time.
14. NOTICE OF FEES, DEDICATIONS, RESERVATIONS OR OTHER EXACTIONS
The Conditions of Project Approval set forth herein may include certain fees, dedication
requirements, reservation requirements, and other exactions. Pursuant to Government Code
Section 66020(d) (1), these Conditions constitute written notice of a statement of the amount of
such fees, and a description of the dedications, reservations, and other exactions. You are hereby
further notified that the 90-day approval period in which you may protest these fees, dedications,
reservations, and other exactions, pursuant to Government Code Section 66020(a), has begun. If

you fail to file a protest within this 90-day period complying with all of the requirements of
Section 66020,you will be legally barred from later challenging such exactions.
