Applicant: Robert Adzich
Location: 10450 Serra Street
Architectural and Site approval for a new 5,202 square foot, single story, single family
residence in the Oak Valley Planned Development District
Design Review Committee decision final unless appealed.
Staff Member Schroeder explained that per Ordinance, any new residence in the Oak Valley
Planned development district needs to be approved by the Design Review Committee. The
Design review Committee approved a two-story home with a basement on this lot in 2009.
The residence was never built. The house meets all the current design guidelines for the Oak
Valley Planned Development district. The house is consistent with the neighborhood in
design and scale and serves as a good transition between the houses in either side of it. They

will be planting drought tolerant and native species throughout the site. The City's
consulting architect felt the house was well designed with forms and details appropriate with
its architectural style. The Santa Clara County Parks' Department has requested a hold
harmless agreement be filed should the owners want access to the open space behind their
property. A condition of approval has been changed per the City's consulting geologist to
include stitch piers in the home's basement wall design construction to alleviate concerns of
damage to the neighbors should there be a geologic event.
The applicant addressed the Committee to say that they worked hard on coming up with a
design that would work well with the neighborhood and to thank Staff member Schroeder
for all his help. Commissioner Sun asked them if they had spoken to the neighbor who had
raised concerns during the prior approval. The applicant said that they had and that is one of
the reasons why they have decided to build a single story residence.
Neighbors, Patrick Geary, and Mike Gilley, spoke in favor of the proposed development.
Commissioner Sun liked the design and had no additional concerns. Chair Miller concurred.
MOTION: Commissioner Sun moved to approve ASA-2011-11 with the above mentioned
change to the draft resolution
