Chapter 19.132 of the Cupertino Municipal Code allows for administrative approval of minor changes in a project. The Director reports his decision to the City Council and Planning Commission in time to allow an appeal of the decision within fourteen calendar days. DISCUSSION The applicant, representing the Gardens of Fontainbleu, is proposing to construct a new storage shed at an existing apartment complex and associated modifications to existing parking lot and site landscaping. The applicant is also proposing a minor modification to the roofs of Building C and the Cabana Building, increasing the roof pitch from 2% to 4% to eliminate water ponding, and to raise the window heights on two of the units in Building C to meet current Building Code requirements. No trees are proposed to be removed. BACKGROUND The proposed storage shed, consisting of stucco exterior and asphalt shingle roofing, will be constructed on the east side of the apartment complex within an existing parking area. A new landscape screen will be planted along the north and east side of the storage shed. The proposed project involves the relocation of six parking stalls and will not result in any loss of parking spaces. The new roof proposed on Cabana Building and Building C will match the rest of the buildings in the complex. ACTION The Director of Community Development deems this application, for the installation of storage shed, parking stalls changes, landscaping improvements and roofing modifications, minor and approves the project with the following conditions of approval: 1. New Pittosporum shrubs will be planted along the north and east side of the proposed shed within 60 days of the effective date of this approval. DIR-2011-32 10200 Miller Avenue Page 2 2. Approval is based on exhibits titled as follows except as may be amended by the conditions contained in this resolution. a. "New Storage Shed for Gardens of Fontainbleu,10200 Miller Avenue, Cupertino CA 95014," and Material Board prepared by James. M. Thorne Architect, consisting of one (1) sheet labeled A-1. b. "Roofing Profiles, Gardens of Fontainbleu,10200 Miller Avenue, Cupertino CA 95014" prepared by James. M. Thorne Architect, consisting of a schematic site plan and one (1) sheet labeled ARP. This Director's approval is effective October 12, 2011. Please note that an appeal of this decision can be made within 14 calendar days from the approval date. The fourteen calendar day appeal period expires after October 26, 2011. If an appeal is filed, a public hearing will be scheduled before the Planning Commission. Please be aware that if this permit is not used within two years, it shall expire on October 12, 2013.
