Subject: Director's Minor Modification, DIR-2011-33, to allow a new basement, outdoor
barbeque and landscape improvements at an existing two-story residence at 11009
Sycamore Drive located in the Oak Valley Planned Development District.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports his decision to the
City Council and Planning Commission in time to allow an appeal of the
decision within fourteen calendar days.
BACKGROUND
The applicant, Jude Kirik of Pacific Peninsula Architecture, is requesting a Director's Minor
Modification approval to construct a new 1,162 sq. ft. basement below an existing 4,168 sq. ft.
two story single-family residence at 11009 Sycamore Drive located in the Oak Valley Planned
Development Residential Neighborhood. In accordance with 6-U-97 for the Oak Valley
Subdivision Development, all additions and site modifications require Director's approval.
DISCUSSION
The proposed basement is located within the extents of existing building footprint towards the
south side yard of the main residence. The basement will include a lounge, a game room, a wine
room, a bathroom, a storage room and an interior stairway into the existing residence. The
project also includes a new 144 sq. ft. light well patio with external stairs leading up to the
landscaped area in the rear yard.
Other miscellaneous new improvements associated with this project include:
a. Stone paver walkway and extension of the existing rear yard patio.
b. Outdoor built-in barbeque area.
c. Feature tree.
This project complies with all development standards set forth in the Oak Valley Planned
Development.
ACTION
The Director of Community Development deems the modification minor and generally
consistent with the approved use permit and approves the project with the following conditions
of approval:

Approval is based on e�chibits titled: "Migdal Residence Addition,11009 Sycamore Drive,
Cupertino, CA 95014;' prepared by Pacific Peninsula Architecture, Inc. dated July 18, 2011,
consisting of eight (8) sheets labeled T1.0 and A1.0 to A5.2, except as may be amended by
the conditions contained in this resolution.
Adjacent homeowners will be notified of this action. This Director's approval is effective
October 7, 2011. The fourteen calendar day appeal period will expire on October 21, 2011.
Please be aware that if this permit is not used within two years, it shall expire on October 7,
2013.
