Subject: Director's Minor Modification, DIR-2011-31, � to a previously approved two-story
permit (R-2011-08) to reduce the first floor front setback to 24.5 feet and the second
floor front setback to 34 feet located at 18825 Tuggle Avenue.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports his decision to the
City Council and Planning Commission in time to allow an appeal of the
decision within fourteen calendar days.
DISCUSSION
The applicant is requesting a modification of a previously approved Residential Design Review
Permit (R-2011-08). The proposed changes are listed below:
1) Reduce the first floor front setback from 31.5 feet to 24.5 feet and the second floor front
setback from 41 feet to 34 feet.
2) Raise the second floor plate height from 8 feet to 8.5 feet and lower the first floor plate
height from 10 feet to 9.5 feet.
3) Increase heights of several first floor windows.
4) Add additional stone to the entry feature columns.
The proposed changes comply with the Single Family Ordinance and do not sigruficantly alter
the originally approved house design.
ACTION
The Director of Community Development deems the modifications minor and approves the
proposed changes subject to the attached plan set. All other conditions of Residential Design
Review approval R-2011-08 shall remain in effect.
This approval of the modification is effective September 26, 2011. The fourteen calendar day
appeal period will expire on October 10, 2011.
