ORAL COMMUNICATIONS

Jennifer Griffin addressed the Committee to voice her concern regarding the proposed changes to
the R1 Ordinance as discussed in at the Planning Commission meeting last week. She would like to
make sure that the ordinance laws that are in effect now are adhered and that nothing be built
outside of the ordinance requirements until the final vote is taken.

Location: 20750 Stevens Creek B].vd (Cupertino Crossroads)
Development Permit to allow the construction of two new retail pad buildings, 8,200 square
feet and 5,200 square feet respectively, with associated site improvements;
Architectural and Site approval to allow two new retail pad buildings, 8,200 square feet and
5,200 square feet respectively, with associated site improvements. Including, but not limited
to, parking area striping, lighting, landscape and frontage improvements consistent with the
Heart of the City Specific Plan;
Exception to the Heart of the City Specific Plan to allow a 26 foot front setback where a 35
foot front setback is required;
Tree Removal Permit to allow the removal and replacements of sixty -six trees at an existing
shopping center in conjunction with the proposed new development
❑ Trees /Landscaping
0 66 parking lot trees are scheduled to be removed. They are all under 12" in
diameter and are part of an approved landscape plan for the site
o 70 replacement trees will be planted as well as additional 15 gallon size trees,
landscaping and groundcover
❑ Noise
o A recent noise study concluded that the ambient noise on the site is under the
acceptable noise levels
o Standard Best Management Construction practices will be required to mitigate
noise concerns during demolition and construction
❑ Traffic
o The City's Traffic Engineers have determined that traffic improvements will be
needed at the intersection of Band ley Drive and Stevens Creek Boulevard in order
to accommodate the anticipated increased pedestrian and vehicular traffic
o The applicant will be required to install appropriate mitigation efforts as
determined by the Public Works department
❑ Air Quality
o Standard Best Management Construction practices will be required to mitigate
any air quality concerns during the demolition and construction phases of the
project
o To mitigate odor concerns from future food preparations, odor abatement
systems will be required to be installed in any future restaurants
❑ Additional Discussion
o Surface water run -off will be handled through the use of permeable surfaces,
adherence to C3, NPDES and other standard Public Works requirements.
o The project includes facade changes to the center, sidewalk and streetscaping
improvements
o the former Marie Calendar's restaurant will be demolished and a new restaurant
pad will be built for a future tenant
