Subject: Director's Minor Modification, DIR-2011-21, to allow exterior modifications to the entry
feature, and other associated improvements, at an existing 2,286 square foot, single
family home located in a Planned Single Family Residential Cluster zone at 19975 Price
Avenue.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports his
decision to the City Council and Planning Commission in time to
allow an appeal of the decision within fourteen calendar days.
DISCUSSION
The applicant is requesting to replace the existing flat roof of an entrance feature with a
new gable roof and eliminate an existing 2nd story deck. Other improvements associated
with the project include the following:
➢ New Hardie Plank Lap siding,
➢ New wood columns with stone veneer bases,
➢ New 2nd story window.
The proposal is consistent and compatible with the neighborhood. Since the project is
located in a Planned Single Family Residential Cluster zoning district, any changes to the
exterior must be approved with a Director's Minor Modification per the Ordinance.
ACTION
The Director of Community Development deems the modification minor and approves the
request subject to the attached plan set. This approval of the modification is effective June
30, 2011. The fourteen calendar day appeal period will expire on July 14, 2011.
