Subject: Director's Minor Modification, DIR-2011-11, to allow the installation of two
ATMs and minor site and building improvements to an existing commercial
building for Bank of the West at 11111 N Wolfe Rd (Cupertino Village).
Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports his decision
to the City Council and Planning Commission in time to allow an appeal
of the decision within fourteen calendar days.
DISCUSSION
The applicant is requesting to install two automated teller machines (ATM) to an
existing bank building: one at the northern side of the building fronting Homestead
Road, and another on the southwestern side of the building, facing the interior parking
lot. The project is located in a highly visible area and does not pose any safety issues.
Associated building improvements include a new double-entry door, new roofing over
the ATM, and removal of display windows.
The project also involves the following site improvements:
• New truncated domes
• Parking lot restriping and upgrade for ADA compliance (gain one additional space)
• General landscaping replacements and improvements
ACTION
The Director of Community Development deems the modification minor and approves
the building and site improvements subject to the following conditions:
1. All new exterior building fa�ades, trims, columns, posts, and other similar elements
shall be repainted and restored with colors original to the building.
2. The applicant shall work with staff to replace the removed landscaping area as
result of this project. A revised landscaping plan shall be submitted to the City for

review and approval prior to issuance of building permit. Said plan must indicate
new landscape enhancements along the parkways (between the sidewalk and the
parking lot) and existing building facing Homestead and Wolfe Road. Including but
not limited to enhancements to the existing planter area near the northern side of the
building adjacent to the transformer equipment/trash enclosure. The landscaping
plan must also demonstrate continual upkeep and maintenance of any new
landscaping areas.
3. Revise site plan (Sheets AP-1, AP-2) to include existing trees on site not currently
illustrated. A tree removal permit shall be submitted for review and approval prior
to any tree removal.
This approval of the modification is effective June 17, 2011. Please note that an appeal of
this decision can be made within 14 calendar days from the approval date. The fourteen
calendar day appeal period expires on July 1, 2011. If an appeal is filed, a public
hearing will be scheduled before the Planning Commission. If no appeal is filed, the
Director's Minor Modification becomes effective on July 2, 2011.
