Subject: Director's Minor Modification, DIR-2011-08, to allow minor changes to a previously
approved Residential Design Review Permit (R-2010-14) located at 1104 Elmsford
Drive.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports his decision to the
City Council and P1aruling Commission in time to allow an appeal of the
decision within fourteen calendar days.
DISCUSSION
The applicant is requesting a modification of a previously approved Residential Design Review
Permit (R-2010-14). The proposed changes are listed below:
1) Raise first floor plate height from 8 feet to 9 feet. The garage and family room plate heights
will remain unchanged from the original approval (R-2010-14).
2) Raise the second floor plate height from 8.5 feet to 9 feet.
3) Raise the maximum height of the house from 23 feet to 24.5 feet (Maximum 28 feet allowed
by the Ordinance).
4) Other minor improvements such proposing new a skylight features and enhancements to
the architectural features throughout.
The proposed changes comply with the Single Family Ordinance and do not alter the original
approved house design.
ACTION
The Director of Community Development deems the modifications minor and approves the
proposed changes subject to the attached plan set (Attachment 1).
This approval of the modification is effective March 14, 2011. The fourteen calendar day appeal
period will expire on March 28, 2011.
