Applicant: Thu Ha Thi Nguyen (Patel residence)
Location: 874 Brent Drive
Residential Design Review Exception to allow a 305 square foot ground floor
addition to connect an existing single family residence to a detached garage
within the required side yard setback area
Design Review Committee decision final unless appealed.
Staff member Gross explained that the lot was annexed into the City in the 1970s.
The house doesn't meet all current development requirements, so is classified as
legal, non - conforming. The applicant proposes to build a small addition from the

existing house to the existing detached garage. In doing so, the garage would not
meet the current setback requirements. Approval of this development
application would legalize the garage setback. Staff member Gross has
researched the neighborhood. Several of the neighboring houses have already
had construction done to attach the detached garages with the residences. The
designer, Ms Nguyen addressed the Committee to say that the proposed
addition is very small, will only be raised up by one step (due to the existing
grade) and the exterior materials will match what is existing. They will also be
re- orienting the front door of the residence. Commissioner Miller said that he
had no issues with the proposed addition as it will not have any negative
impacts on the neighbors. In fact, the change would make it more consistent with
other houses in the neighborhood. Chairperson Lee agreed with Commissioner
Miller.
MOTION: Commissioner Miller moved to approve EXC- 2010 -02
SECOND: Chairperson Lee
