Subject: Director's Minor Modification, DIF: 2010-25, to allow the conversion of an existing
105 square foot outdoor patio to ar enclosed office space.
Chapter 19.132 of the Cupertino Mtinicipal Code allows for administrative
approval of minor changes in a projE�ct. The Director reports his decision to
the City Council and Planning Comniission in time to allow an appeal of the
decision within fourteen calendar da��s.
Discussion
The applicant proposes to enclose an existin;; covered 105 square foot outdoor patio and
convert it to office space serving the Cuperti 10 Dental Group. The proposed addition will
provide the existing administrative employees more functional work space and it will not
intensify the existing dental operation. Accc rding to the Parking Ordinance, medical clinics
are parked at 1 space per every 175 square fE et and part of this ratio factors in the
administrative support functions that are cu;�tomarily to medical clinics. Given that the
project is not increasing any of the medical cperation (operation rooms) or intensifying the
number of employees, the parking demand i'or the operation will not be changed.
The proposed addition would increase the floor area ratio from 23.68% to 24.04%, which is
less than the center maximum of 33%. The ��roposed enclosure will match the existing
building color and material. The project is c��nsidered minor and will not be visible to the
public views.
Action
The Director of Community Development a��proves the minor modification in accordance
with the attached plan set titled: "Cupertinc� Dental Group,10383 Torre Avenue, Suite 1,
Cupertino, CA 95014" consisting of three pa �es labeled 1, 2 and 3 dated June 28, 2010.
This approval of the modification is effectivc� July 27, 2010. The fourteen calendar day
appeal period will expire on August 10, 201().

PROJECT DESCRIPTION
The scope of work is to convert an existing exterior patio into an
enclosed office. This entails removing the existing trellis walls
and roof; pouring a concrete slab floor, build a wall and roof
that match the existing. All materials would be the same.
Currently, the Assistant Office Manager sits in a comer of an
existing office along with staff. The Assistant Manager needs
more space to perForm the job functions and need to make the
existing office more usable for administrative uses and HIPAA
Compliance.
