ADOPTIN6 AN AMENPMENT TO THE COMPhEHEr~ISIVE GENERAL
PLAN FOR ~fHE 4LD PtONTfl VISTA PLAIVNING AREA
WHEREAS, the City Co~~ncil, as a part o4. the
comprehensive Gener~l Flan study~ has reviewed the
recommendations of tne Planning Commission and, has held public
hearings involving many citizens and hours of diseussion, and
WHEFEAS, the City Council has concluded its
deli6erations relative to the General Plan Amendment.
NOW, l'HEF:EFOFE, 5E IT. RESOLVED:
1. That the City Council hereby adopts an amendment to
the General Plan as set forth in Er.hibit A attached
nereto and made a part thereof.
2. That the City Council hereby au~.horizes the Mayor to
endorse said adoption.

1. The land use intensity for properties lv~ated within the
study area boundary depicted en Figure 1 is reg~Q ated by ..:>3
Floor F1rea Fiativ <Ff~R? for commercial and .33 FAR for office.
2. The mix ?f uses must comply with off-street parking
requirements established by the relevant zoning district.
The owners of property located east of Orange Avenue, north
of Granada Avenue, west ?f the Southern Pacific Railroad
right of way and south of Stever.s Creek Boulevard may rely on
public parking located on Pasadena and Imperial Avenues to
meet the off-street parF:ing needs for the commercial
component for a mir.ed use development. Parking for the
office companent must 6e provided on site.
3. Poli~ies 1 and 2 of General Plan Resolution No. 2n09 are
hereby rescinded.
4. Commercial and of-Fice structures shall be designed in a
manner to provide a traditional store front" appearance on
pu6lic streets. Euildings intended fvr an initial o4fice use
shall be designed to accommodate future entrances from the
sidewalk for fut~.~re retail shop:~. The building should not be
separated from the public sidewalk by exte~sive landscaping
beds or ~hanges in elevation.
