Applicant: Eriko Stauber (Essex Property)
Location: 19920 Olivewood Street
Architectural and Site approval for exterior modifications and improvements to
an existing apartment complex (The Pointe)
Design Review Committee decision final unless appealed.
Staff member Ghosh explained that the applicant is proposing to make exterior
changes to their building to "freshen" and update the overall look of the existing
building. They propose new weather- resistant siding, two new color paint
schemes and landscaping. The project's architect, Andy Raymundo, explained
that the roof will not be replaced, but, trim will be added around the roof line for
visual interest. There will be no structural changes to the building. Chairperson
Lee asked about the replacement of fences, trellises and green screens. The
screening will remain at the building with parking in front of them. However, in

buildings where there is no paving adjacent to the entryways, the screening will
be removed. The fences will be replaced if they are in poor condition. The lattice
work at the top of the fence will be removed. The applicants are working with
Staff to replace the fence with a wall that will match the buildings. The applicant,
Eriko Stauber, explained that they will be changing the look between the first
and second floors by adding a wide trim bank will be applied to break up the
visual mass of the structures. The material they are using is light and will look
like painted wood rather than concrete when finished. The entryways will be
treated with trellises and columns rather than the existing overhangs. This will
provide the residents with better all- weather cover. The owners are hoping to
achieve a "cleaner" more modern look. One that is more 'residential' in feeling
than a 'commercial' look. Commissioner Miller said he felt the proposed
changes are a great improvement to the look of the complex. Chairperson Lee
concurred with Commissioner Miller's statements.
MOTION: Commissioner Miller moved to approve ASA- 2010 -02
