Applicant: Gary Murakami (Panattoni Development)
Location: 18920 and 18922 Forge Drive
Architectural and Site approval for exterior building modifications and
landscaping improvements at an existing office building;
Tree Removal permit to allow the removal and replacement of 12 trees
Design Rez~iezo Committee decision final unless appealed.
Staff member Gross explained that the applicant is proposing to make exterior
changes to their building to "freshen ' and update the overall look of the existing
building. There has been a lot of n~.w construction in the area and the applicants
felt it was time to make changes to keep up and entice new tenants. The exterior
changes include a new entry feature to define the main entrance to the building-
They will be updating the landscaping which includes tree removals. The trees
that are scheduled to be removed are not significant and have been

recommended for removal by a certified arborist. The arborist has recommended
that the trees be replaced with 13 trees in 35" box size and of a specie that is
appropriate for the area. The applicant shall be required to incorporate tree
protection measures during the landscaping project to ensure the health of the
trees that will be remaining on site. ~~ommissioner Lee asked for clarification of
where the large Ash tree was that was removed and replaced by a Japanese
Maple to clarify that a new tree in that area is not appropriate for a tree. She
wanted to know about the "catch basin ' features for drainage concerns. Chair
Brophy wanted to know why the de~:ision was made to have the Design Review
Committee review and approve this application. Staff member Gross explained
that the Community Development Director felt that due to the scale and large
area of the space being re-designed, she wanted the Design Review Committee to
review for approval. The applican~~ spoke to reiterate Staff member Gross's
explanation of the proposed project. They are just looking to update the
architecture of the building by celebrating its strength and adding a define entry
as it currently doesri t have one. The fin walls being added will enhance the front
entrance feature along with an awning. These walls are being added to the
secondary entrance of the building so that future tenants have the opportunity to
create another main entrance area. T~~ satisfy Building Code requirements, a new
handicap ramp and sidewalks are also being installed. The landscape architect
said the goal was to install drought t~~lerant, more modern and colorful plantings
around the site. They will be planti~zg Chinese Pistache and Purple Birch trees.
Chair Brophy wanted to know whit the anticipated reduction in water usage
was expected to be. The landscape architect approximated a 50% reduction in
water consumption. Commissioner lee liked the proposed changes. She felt the
finished project would be an improvement. Chair Brophy concurred with
Commissioner Lee. He asked if the applicant was alright with the tree protection
conditions listed in the resolutions- They stated that they were.
MOTION: CoiYZtnissioner Lee moved to approve ASA-2009-06, TR-2009-19
