Subject: Director's Minor Modification, DIR-2010-04, to allow a 280 square foot addition to an
existing 4,717 square foot, one story, single family residence in a Planned
Development Residential P(RES)Zone located at 22249 Hammond Way.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports his decision to the
City Council and Planning Commission in time to allow an appeal of the
decision within fourteen calendar days.
BACKGROUND:
The subject property is approximately 23,087 square feet in size located in Neighborhood Two
of the Oak Valley Planned Development Area. The application is proposing a 280 square feet
single story addition to the existing 4,717 square foot house.

The addition will be located in an
existing inset of the house, and the new
exterior wall is in line with the existing
wall planes. The addition is considered.
minor, visually and architecturally
harmonious with the existing
architecture, and does not visually
increase the mass of the structure from
any street or neighboring views. The
project also conforms to the development
standards in the Planned Development
District. No trees are proposed for
removal.

to the south, immediately adjacent to
proposed project.

ACTION:
The Director of Community Development deems the modification minor and approves the
addition to the residence.
This approval of the modification is effective February 10, 2010. The fourteen calendar day
appeal period will expire on February 24, 2010.
