Philip W. Yen and Irene H. Kung, grant to the CITY OF CUPERTINO for public roadway
purposes, together with the right to construct, repair, operate, and maintain any and all public
utilities and improvements which shall be or become necessary for preservation of the public
safety, welfare or convenience, the hereinafter de;~cribed property which is situated in the City of
Cupertino, County of Santa Clara, State of California, and as described as follows:

All of that certain property situate in Cupertino, California described as follows:
BEGINNING at the Southeasterly corner of l.ot 162 as shown on the map entitled
°Map of the Subdivision `A' Monta Vista" as rE:corded in Book P of Maps at page 20
Santa Clara County Records, said point als~~ being on the Northerly boundary of
McClellan Road; thence along said boundary S89°44'26"W 24.83 feet to the
Southwesterly corner of said Lot 162; thence leaving said boundary and proceeding
along the Westerly line of said Lot 162 North 10.00 feet; thence along a line that is
parallel to said Northerly boundary of McClellan Road N89°44'26"E 24.83 feet; thence
South 10.00 feet to the point of BEGINNING.
Containing 248 square feet more or less anti consisting of a portion of the above
mentioned Lot 162 as shown on the above mentioned Map.
