Subject: Director's Minor Modification (DIR-2009-32), to allow minor exterior
building treatment changes to a previously approved two-story home (R-
2007-40) at 21011 Greenleaf Drive
Chapter 1.9.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports her decision
to the City Council and Planning Commission in time to allow any
Council member. or Planning Commissioner to appeal the decision within
f ourteen calendar days.
BACKGROUND:
The applicant is requesting a Director's Minor Modification to allow minor exterior
building treatment changes to a previously approved two-story home (R-2007-40)
located at 21011 Greenleaf Drive.
The Director of Community Development approved atwo-story, 4,290 square foot
residence on November 13, 2007. The approved exterior treatments included:
• Cultured stone on the base of the fi,ont f a~ade
• Wood window trim

DISCUSSION:
The applicant made exterior changes during construction without informing staff.
These include:
• Removal of the cultured stone base
• Installation of quoins on the front f a~ade
• Substitution of wood window trim for foam trim
• Change to the style of the front door

The general building massing and forms were not modified. The color of the building
is also consistent wit11 the approved plans. Based on this, staf f believes that although
the aesthetic quality of the built project is not as high as the approved plans, the project
is generally compatible with surrounding development. In addition, the immediate
neighbors Have expressed support for the project or have no comments.

ACTION:
The Director approves the modifications as listed above. This approval of the
modification is effective October 27, 2009. The fourteen-calendar day appeal period
will expire on November 10, 2009.

95014 is now nearly completed and waiting for City final approval, thank
you all for your patience and tolerance during the construction period.
Comparing with an original post of the architect drawing, Our new house
exterior appearance has some material and color variations (we didn't use
some dark color base stones on the front bottom surface) in order to maintain
a better color and appearance combination, we did have some discussion
with you during construction with an aim of achieving a balanced of beauty
and consistence with other part of the Greenleaf.
Please nicely give your comments on our house exterior appearance if
anything would be of your concern or opinion.
