RESOLUTION NO. 1909
OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
RECOMMENDING APPROVAL OF A TENTATIVE MAP TO SUBDIVIDE
APPROXIMATELY ONE ACRE INTO AS MANY AS 12 CONDOMINIUM OFFICE
PARCELS AND ONE LOT TO BE HELD IN COMMON OWNERSHIP.

LOCATION: Adjacent to and northerly of Pacifica Drive approximately 120 ft.
westerly of the intersection of Torre Avenue and Pacifica Drive

FINDINGS AND SUBCONCLUSIONS:
Approval is recommended subject to the findings as set forth on Page 1 and
subconclusions as set forth in the minutes of the Planning Commission meeting
of January 8, 1979.
CONDITIONS:
1-14. Standard Conditions to the extent that they do not conflict with the
special conditions enumerated herein. In the event a conflict does
exist, the special conditions enumerated herein shall apply.
15. That the application is based upon Exhibit A of Application 29 -TM -78
as may be amended by additional conditions contained herein.
16. An association comprised of all condominium owners shall be formed to
ensure property management of commonly held property. The appropriate
association document shall be reviewed and approved as to form and
content by the City Attorney prior to recordation of the final map.
17. The applicant shall enter into an agreement with the City of Cupertino
and directly affected property owners bordering the property to construct
on -site and off -site improvements deemed necessary by the Director of
Public Works to make the subject application function effectively in
terms of the interconnecting of utilities and vehicular circulation.
18. The applicant shall enter into reciprocal ingress/egress easements with
the adjacent property owner to the north, east, and west to implement the
easements delineated on Exhibit A of Application 29 -TM -78. If the applicant
is unable to obtain cooperation of adjoining property owners, he shall
record a signed statement agreeing to provide reciprocal ingress/egress
easements at such time in the future as the City can require the same of
the adjoining property owners.
19. The interior hallway space shall be identified as part of the adjoining
office units or as common area on the final subdivision map.
20. The property may be divided into 12 or fewer condominium units at the
applicant's discretion. The exact placement of interior walls may be
modified subject to review by the staff.

the Planning Commission of the City of Cupertino, State of California, by
