RESOLUTION NO. 1982
OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
RECOMMENDING APPROVAL OF TENTATIVE MAP TO SUBDIVIDE
THE SUBJECT PROPERTY INTO 19 CONDOMINIUM OFFICE PARCELS
AND ONE PARCEL TO BE HELD IN COMMON OWNERSHIP.

LOCATION: North side of Stevens Creek Boulevard approximately 300 ft.
westerly of Portal Avenue.

FINDINGS AND SUBCONCLUSIONS
Approval is recommended subject to the findings as set forth on page 1 and
subconclusions as set forth in the minutes of the Planning Commission meeting
of September 12, 1979.
CONDITIONS:
1-14. Standard Conditions to the extent that they do not conflict with the
special conditions enumerated herein. In the event a conflict does
exist, the special conditions as enumerated herein shall apply.
15. The approval is based upon Exhibit A of application 19 -TM -79 as may
be amended by additional conditions contained herein.
16. The applicant shall enter into reciprocal ingress/egress easements for
the joint driveway to be shared with the adjoining property to the
east. Said easements shall be recorded on the final parcel map.
Additionally, the applicants shall record a covenant agreeing to
provide a reciprocal easement between the northerly parking area and
adjoining property to the west at such time in the future the City can
require the same of the adjoining property.
17. The land use intensity shall be limited to an intensity that will not
generate more than 16 one-way trips per acre during the peak traffic
hour. For the purposes of the 16 one-way trip traffic intensity
performance standard the following accounting of trips is hereby
incorporated into the project approval.

Office - 16,100 sq. ft. x 1 = 16
Private Recreation - 4,600 sq. ft. = 4

18. An association comprised of all condominium owners shall be formed to ensure
property management of commonly held property. The appropriate association
document shall be reviewed and approved as to form and content by the
City Attorney prior to recordation of the final map

of the Planning Commission of the City of Cupertino, State of California,
