•That she is a citizen of the United States, over the age of 18 years, and that at all
times herein mentioned was an employee / agent of the City of Cupertino.
•That on May 15, 2026 she deposited in the United States Post Office, California, a
Notice of Public Hearing, a copy of which is attached hereto.
•That said mailing list has been provided by the Planning Department and lists the
owners of property who are entitled to Notice of Hearing.
•That on said day, there was a regular communication by Unites States mail between
Cupertino, California and the addresses shown on the attached mailing list.
I declare under penalty of perjury that the foregoing is true and correct.

NOTICE OF PUBLIC HEARING
NOTICE IS HEREBY GIVEN that the City Council of the City of Cupertino will conduct public
hearing on the matter described below in the Council Chamber in the Community Hall,
City of Cupertino, 10350 Torre Avenue and via teleconference.
APPLICATION NO(S): ASA-2025-016, TM-2025-008, & TR-2025-033
APPLICANT(S): SummerHill Homes, LLC
LOCATION: 10268 Bandley Drive (APNs.:326 33 097)
DESCRIPTION: Public Hearing for a Architectural and Site Approval, Tentative Map,
and Tree Removal Permit to consider the construction of a 27 three
story townhome condominiums, including 5 affordable units, with
associated site improvements, to replace a commercial office
building on a 1.55 acre site, located mid-block on Bandley Drive
between Mariani Avenue and Lazaneo Drive. The project utilizes
Senate Bill 330 and provisions of State Density Bonus law.

The Planning Commission considered this item at its regular meeting
on May 12, 2026, and with a 4-1 vote (Commissioner Rao voting no)
that the City Council approve the Architectural & Site Approval
Permit (Resolution No. 2026-18), Tentative Final Map (Resolution No.
2026-16); and Tree Removal Permit (Resolution No. 2026-17).
Environmental Recommendation: Statutory exemption pursuant to
Public Resources Code Section 21080.66.
HEARING DATE: Tuesday, June 2, 2026, at 6:45 p.m.
ADDRESS: Council Chamber in the Community Hall, City of Cupertino, 10350
Torre Avenue and via teleconference.

be limited to raising only those issues you or someone else raised at the public hearing
described in this notice, or in written or electronic correspondence delivered to the City of
Cupertino City Hall 10300 Torre Avenue, Cupertino, CA 95014 at, or prior to, the meeting.
