SUBJECT: ARBORIST REPORT FOR PROPERTY AT 16 Results Way · Cupertino, CA

This arborist report includes observations and assessments of one protected tree
growing within a planter. The site was visited on Thursday, February 12, 2026. The
Pinus radiata (Monterey pine) is dead and must be removed before it becomes
unstable.
Assignment: Review one Pinus radiata, Monterey Pine (Figure 2) tree growing in a
planter strip on the west side of the property. The assignment requires the following
activities: visit the site, verify the tree, list the tree species, diameter, crown radius, tree
condition, impacts to the property, and mitigation options.
Observations: The site was visited on Thursday, February 12, 2026. According to the
Treeplotter inventory, the tree's primary ID number is # 11419.
The tools used were a diameter tape and a screwdriver as a probe. Crown height and
radius were estimated. The tree on the map was measured for trunk diameter at
approximately 4.5 feet above grade with a diameter tape. The tree was assessed and
rated for health, structure, and overall condition, considering branch structure, decay,
leaf quality, vitality, dieback, lean, and other factors that affect tree condition.
The tree's health condition was determined by observing its foliage, twig growth, leaf
density, and dead branches. The structural integrity was determined by observing
branch attachment, crotch structure, trunk flare, surface roots, decay, insects and
diseases, growth habits, and physical damage. The overall condition combines health
and structure based on the most significant conditions.
Discussion: The Pinus radiata, Monterey Pine, is dead, as shown in Figure 2. Unsure of
a specific reason for death, but would suspect pitch canker. This tree declined very
quickly.
Conclusion: The Pinus radiata tree should be removed because it is dead. Removing
the dead tree and planting a new tree in the general space will mitigate the loss of
trees.
Mitigation: Plant one 36” box Quercus hypoleucoides (Silver Leaf Oak) tree in the
same general area to mitigate the loss of one dead Pinus radiata and one 36” box.
