Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special'conditions as enumerated herein shall apply. 15. Approval is based upon Exhibit A, 2-U-74, and Exhibit B, 2-U-74, as may be modified by the condition stated below or by the Architectural and Site Approval Committee in their subsequent review of the site. 16. That the depth of the front landscaping bed for Stevens Creek Blvd. be a minimum of sixteen (16) feet in width for th frontage of Stevens Creek Blvd. between the easterly -most curb cut for the service station to Bandley Drive. The degree of landscaping width for Stevens Creek Blvd. frontage for the gas station portion of the site shall be determined by the Architectural and Site Approval Committee. The applicant may utilize a portion of the public right of way for the sixteen feet of landscaped area subject to the approval of the Architectural and Site Approval Committee. 17. That the circulation and off-street parking system for the easterly portion of the site be modified so as to allow for a five to six foot planter bed on the Bandley Drive frontage. 18. That no materials he stored on the exterior of the store with the exception that plant materials, outdoor barbecue equipment, lawn furniture and other materials that are customarily found in retail outdoor sales may be merchandised within the enclosed areas described on Exhibit A, 2-U-74. 19. That material stored within the screened -in area shall not protrude above the screening area as defined by Exhibit B, 2-U-74. 20. That landscaping modification on the site shall not result in a loss of more than twenty (20) off-street parking spaces from the base figure of 607 spaces. 2-U-74 Planning Comm.
