HomeMy WebLinkAboutPC Reso 12464 -TM -74 RESOLUTION NO. 1246 OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO RECOMMENDING the approval of a tentative map to divide 11.6 acres into 52 single-family residential lots. APPLICANT: Ditz-Crane ADDRESS: 2295 De La Cruz Blvd., Santa Clara, Calif. SUBMITTED: February 19, 1974 LOCATION: Southeast corner of the intersection of Foothill Blvd. and Stevens Creek Blvd. ZONE: CG (General. Commercial), Santa Clara County R1--10 (Residential, single-family, 10,000 sq. ft. per dwelling unit)., Santa Clara County R3-2.5 (Residential, multiple, 2,500 sq. ft. per dwelling unit) ACREAGE: 11.6 acres CONDITIONS AND FURTHER FINDINGS: 1-14. Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. The recommendation for approval is based upon Exhibit A, 1st Revision, 4--TN-74. 15. Since the precise plan line for Stevens Creek Blvd. has not been adopted, additional dedication shall be made based on a straight line projection of existing Stevens Creek Blvd. This will affect Lots 9, 10 and 11. The maximum additional dedication on Lot 9 to be approximately 35 feet at the easterly property line to a 0 dedication on the westerly lot line of Lot 11. The future plan line will most likely be aligned within the existing and the straight line projection. The excess property at the time of adoption of the plan line, if any, will revert back to the adjoining lots. 16. That a portion of the street improvements on Stevens Creek Blvd. be deferred until the precise plan line for said street is adopted. 17. Prior to recordation of final map, the developer shall have a report prepared by a certified acoustical engineer setting forth the necessary measures to be taken adjacent to Stevens Creek Blvd. and Foothill Blvd. to insure that the appropriate sound levels are maintained within the single-family subdivision. This condition shall extend to the actual design of the single- family homes adjacent to said roadways. Mounding, sound walls, and type of structures, to include height, within this area shall be submitted to Architectural and' Site Approval Committee prior to its construction. -1•- Planning Comm. That a portion of Bellevue Ave. be retained at the northerly terminus of Ramona in order to facilitate a full constructed curb to curb cul de sac as approved by the City Engineer. 19.
