RESOLUTION NO. 758
OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF
SITE, ARCHITECTURE, LANDSCAPING AND GRADING FOR
FOUR DUPLEX LOTS.

FINDINGS:
The Architectural and Site Approval Committee makes the following findings with
respect to this application:
1. That exhibits submitted for consideration of this application
reflect conformance with conditions of approval contained in
Planning Commission Resolution No. 1567.
2. That the materials and design concept presented in this application
are generally similar to the appearance of adjoining single-family
and duplex structures in the immediate neighborhood.
CONDITIONS APPROVAL:
1-8. Architectural and Site Approval Standard Conditions to the extent that they
do not conflict with the special conditions enumerated herein. In the event
a conflict does exist, the special conditions as enumerated herein shall apply.
9. That the recommendation of approval is based upon Exhibits A, B, B -1, and C
of this application except as may be amended by special conditions contained
herein.
10. Prior to issuance of a building permit, the applicant shall obtain certification
from a licensed landscape architect that 50% minimum of the plantings to be
installed on the subject site are drought resistant. Minimum size 5 -gallon
shrub shall be used on all street frontage planting locations.
11. Prior to issuance of a building permit, the applicant shall obtain written
permission from each adjoining property owner on the east boundary of the
subject development to install a redwood retaining wall and fence in excess
of 6 ft. in height. All costs associated with removal of existing fences
along said east boundary shall be borne by the applicant.
12. The proposed Liquidambars depicted on Exhibit C shall be set back from back
of walk and placed in staggered positions; additionally, shrubs shall be
added on the street side of all redwood fences subject to staff approval.
