HomeMy WebLinkAboutASAC Reso 738HC -51,392.3 RESOLUTION NO. 738 OF THE ARCHITECTURAL AND SITE APPROVAL COM'1ITTEE OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF SITE, ARCHITECTURE, LANDSCAPING, GRADING, LIGHTING AND SIGNING FOR A FREESTANDING RESTAURANT WITHIN A PLANNED DEVELOPMENT. PROPERTY OWNER: John A. Sobrato and Carl Berg APPLICANT: John A. Sobrato and Carl Berg (Peppermill Restaurant) ADDRESS: 2775 Middlefield Road, Palo Alto, California 94306 LOCATION OF PROPERTY: East side of De Anza Boulevard approximately 100 ft. north of Mariani Avenue. ----------------------------------------------------------------------------------------- The Architectural and Site Approval Committee makes the following findings with respect to this application: 1. That the subject restaurant development is represented by the applicant to be in conformance with site layout and square footage constraints contained in Planning Commission Resolution No. 1715 of Use Permit Application 15-U-77. CONDITIONS OF APPROVAL: 1-8. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. 9. The recommendation of approval is based on Exhibits A, B, B-1, C, D, E and F except as may be amended by special conditions contained herein. 10. Landscape details within the 50 ft. wide parkway adjoining De Anza Boulevard depicted on Exhibit C of this application shall be superceded by those depicted on Exhibit C-3 of Application HC -51,392.1. 11. The type of bicycle rack to be installed on the subject development site shall be subject to approval of the Traffic Engineer. 12. At such time as the proposed Bank site south of the subject restaurant is developed, a decorative pedestrian walk adjoining the two uses shall be installed, the materials and location of said pedestrian walk subject to staff approval. 13. The applicant may reverse the orientation of the north and south building elevations at the building permit stage in order to provide window openings onto the proposed landscaped area on the north boundary of the development. Exhibit C of this application shall be modified to reflect the addition of three to four Eucalyptus or evergreen trees to those already shown on the south border of this development; islands in the parking lot shall be planted with Hypericum. 14. Light fixtures within the parking area shall be mounted on 12 ft. standards per Exhibit E, and shall utilize the bronze globe; light poles shall be mounted directly to ground and shall not include a pedestal. -1- HC -51,392.3 RESOLUTION NO. 738 (continued) 15. The proposed sign program shall be modified to include an orange face with dark return on the "Peppermill" portion of the proposed ground sign, and shall include a dark return on the "lounge/coffee shop" portion of the ground sign. 16. Exhibit F shall be revised to delete the proposed wall sign on the west elevation of the restaurant building.
