HomeMy WebLinkAboutASAC Reso 726HC -51,011.1 RESOLUTION NO. 726 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF ARCHITECTURE, LANDSCAPING, GRADING, AND LIGHTING FOR THE CONSTRUCTION OF TWO RETAIL BUILDINGS. PROPERTY OWNER: A & R Leasing Company APPLICANT: Woolworth Construction Company, Inc. ADDRESS: P.O. Box 1399, Los Gatos, California 95030 LOCATION OF PROPERTY: Northwest Quadrant of the intersection of Blaney Avenue and Stevens Creek Boulevard ------------------------------------------------------------------------------------ The Architectural and Site Approval Committee makes the following findings with respect to this application: 1. That the proposal substantial conforms with the rezoning, tentative map and use permit approvals as granted by the Planning Commission and City Council. CONDITIONS OF APPROVAL: 1-8. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. 9. That this approval is based on Exhibits B, C, D and Informational of this application except as may be amended by special conditions contained herein. 10. The eastern elevation of Building A shall be modified to incorporate two additional framed glass panel areas to complete a more finished look to the publicly exposed portions of the building. 11. The landscaping plan shall be modified to provide for a minimum of 15 -gallon tree sizes throughout the site. 12. Signing is not a portion of this application. 13. The City reserves the right to review the lighting after installation. The applicant shall correct any lighting intrusion or glare resulting from the project fixtures. 14. The applicant shall substitute Birch trees at the southwest corner of the site within the 50 ft. landscape setback area. 15. That low growing shrubs shall be added to the eastern elevation adjacent to the window areas and higher 7rowing (5 to 6 ft. in height) shrubs shall be added adjacent to and in front of the solid wall panel portion of the buildings. 16. The plant types within the 30 ft. landscape buffer of the northerly property line shall be subject to agreement between the applicant and the adjoining property owners. Additionally, it shall be subject to review by the staff. 17. The sound wall height along the northerly property line shall equal the existing fence height.
