RESOLUTION NO. 717
OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF
SITE, ARCHITECTURE, LANDSCAPING, GRADING AND
LIGHTING FOR A FOUR UNIT APARTMENT COMPLEX.

300 ft. northerly of the intersection of Salem Avenue
and Alpine Drive

The Architectural and Site Approval Committee makes the following findings with
respect to this application:
1. That the applicant has successfully addressed the general and
specific development performance standards contained in
Sections 9 and 10 of Ordinance 779, and has presented exhibits
consistent with conceptual development plan content requirements
required in Section 12 of Ordinance 779.
2. That the applicant has demonstrated considerable sensitivity in
attempting to address the design constraints critical to successful
interface of multiple family development on the east side of Alpine
Drive with the single-family development on the west side of Vista
Knoll Boulevard.
CONDITIONS OF APPROVAL:
1-8. Architectural and Site Approval Standard Conditions to the extent that they
do not conflict with the special conditions enumerated herein. In the
event a conflict does exist, the special conditions as enumerated herein
shall apply.
9. That the recommendation of approval is based on Exhibits A, A -1, B, B -1,
C and E of this application except as may be amended by special conditions
contained herein.
10. That the fence on the east property line of the subject property shall be
constructed, relocated or otherwise adjusted to obtain a line of sight
angle from east elevation second story windows equal to that achieved with
an 8 ft. high fence on the east property line as per Exhibit A -l.
11. That the trash enclosure area will be fully enclosed and screened with
landscaping subject to staff approval.
12. Patio lighting for individual dwelling units shall be as per Exhibit E;
walkway lighting shall be per staff approval at the building permit level.

Architectural and Site Approval Committee of the City of Cupertino, State of
California, by the following roll call vote:
