RESOLUTION NO. 716
OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF
SITE, ARCHITECTURE, LANDSCAPING AND GRADING FOR
FIVE DETACHED SINGLE-FAMILY CLUSTER DWELLING UNITS.

LOCATION OF PROPERTY: Southwest corner of Foothill Boulevard and Alcalde Road
The Architectural and Site Approval Committee makes the following findings with
respect to this application:
1. That the proposed combination of architectural and landscaping
solutions represent an appealing transition development between
the urbanized portions of the valley floor and rural character
of the western foothills.
SUBCONCLUSION:
(a) Alcalde Road upon which the subject development is located,
is a major gateway to the western foothills.
2. The applicant, through means suggested in his design, and through advise
of this Committee, has attempted to minimize visual privacy intrusion
into individual rear yard living areas in the subject development.
These solutions proposed include a combination of architectural features
and landscaping installation.
3. With respect to Condition No. 20 of Planning Commission Resolution No.
1643, the Architectural and Site Approval Committee has evaluated the
proposed landscape plan for compatibility with existing vegetation
in the surrounding neighborhood and endorses the applicant's choice
and arrangement of plantings for the project.
CONDITIONS OF APPROVAL:
1-8. Architectural and Site Approval Standard Conditions to the extent that they
do not conflict with the special conditions enumerated herein. In the
event a conflict does exist, the special conditions as enumerated herein
shall apply.
9. That the recommendation of approval is based on Exhibits A 1st Revision,
B, B-1 1st Revision, B-2 1st Revision and C of this application except
as may be amended by special conditions contained herein.
10. Architectural solutions minimize visual privacy intrusion into rear yards
of the subject property shall be presented to staff at the building permit
level. If staff shall find the proposed solutions inadequate, the applicant
shall submit amended plans addressing this concern to the Architectural and
Site Approval Committee. Additionally, the applicant shall add wing walls
adjacent to upper story windows on Units 2 and 4. One Canary Island Pine is
to be added to the southwest corner of Lot 4 to block a significant visual
intrusion corridor.
11. Recommendation No. 1 contained on Page 8 of the on -site acoustical evaluation
conducted by Edward L. Pack Associates dated April 29, 1977 shall be

implemented to conform to the intent of Condition No. 19, Planning
