RESOLUTION NO. 710
OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF
LANDSCAPING FOR PUBLIC AREAS WITHIN A SINGLE-FAMILY
RESIDENTIAL DEVELOPMENT.

The Architectural and Site Approval Committee makes the following findings with
respect to this application:
1. With respect to the Stelling Road portion of this application, it
is the Committee's intent that landscaping elements function to
obscure public view of the required sound wall on the east property
line of the project.
2. In response to Condition No. 22 of Planning Commission Resolution No.
1647, the Committee has reviewed the landscaping improvements at
the terminus of Ann Arbor Drive and the east/west cul-de-sac adjacent
to Lot 24 of the subject subdivision and finds the solution described
on Exhibit C 1st Revision adequate.
SUBCONCLUSION:
(a) The plan presented on Exhibit C 1st Revision provides adequate
connection for emergency vehicles between the two cul-de-sacs
and provides definite delineation between public property in
the adjacent City park and private property of Lot 24.
CONDITIONS OF APPROVAL:
1-8. Architectural and Site Approval Standard Conditions to the extent that they
do not conflict with the special conditions enumerated herein. In the event
a conflict does exist, the special conditions as enumerated herein shall apply.
9. That the recommendation of approval is based on Exhibits C 1st Revision and
C-1 1st Revision of this application except as may be amended by special
conditions contained herein.
10. The design of the fencing structure adjacent to Stelling Road shall be
consistent dimensionally with the design shown on Exhibit C 1st Revision.
Wall texture will be slumpstone pattern on the east side and broom finish
on the west side. Grade breaks of 6 inches or less shall be permitted where
necessary between wall sections. The sound wall design shall be consistent
with the intent of Condition No. 16, Planning Commission Resolution No. 1647.
If the final design solution requires the sound wall height to be in excess
of that shown on Exhibit C 1st Revision, the applicant shall submit an
amended plan to the Architectural and Site Approval Committee prior to the
issuance of a building permit.
11. In cases where a tree well retaining wall is required on the Stelling Road
planter strip, the retaining wall material shall be obscured by plantings

subject to staff approval.
12. The proposed Pyrus Calleryana shown on Exhibit C 1st Revision shall be
changed to a variety of Angozanthus, and the proposed Abelia Floribunda
shown on Exhibit C 1st Revision shall be changed to a variety of
Escallonia subject to staff approval.
13. Exhibit C 1st Revision shall be revised to reflect the addition of
Espaliered plants under all trees; growth habit of said plantings
to form a continuous visual barrier along the entire east face of
the sound wall within a two year period, subject to staff approval.
