HomeMy WebLinkAboutASAC Reso 703HC -51,409.2 RESOLUTION NO. 703 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF SITE, ARCHITECTURE, LANDSCAPING, GRADING, LIGHTING AND SIGNING FOR TWO INDUSTRIAL BUILDINGS WITHIN THE DE ANZA BOULEVARD CONCEPTUAL PLAN AREA. PROPERTY OWNER: Saratoga Foothill Development Corporation APPLICANT: Devcon Construction, Inc. ADDRESS: 425 Lakeside Drive, Sunnyvale, California 94087 LOCATION OF PROPERTY: Westerly of and adjacent to Bandley Drive approximately 500 ft. northerly of the intersection of Bandley Drive and Alves Drive --------------------------------------------------------------------------------- The Architectural and Site Approval Committee makes the following findings with respect to this application: 1. That the architectural concept, proposed colors, and roofing material will exist compatibly with the industrial development approved under Resolution No. 682 which will be constructed immediately east of the subject development. 2. That the landscaping design for the Bandley Drive frontage of the subject development is consistent with guidelines specified in the De Anza Boulevard Conceptual Plan. SUBCONCLUSION: (a) Guidelines 4.0 to 4.05 are pertinent to this statement of finding. 3. That the approved sign program consisting of two low profile monument signs with three tenant names per side is a condition representing minimum variance to Section 6.03.3(c) of Ordinance 746. SUBCONCLUSION: (a) Two ground signs are approved in lieu of six potential building mounted signs, one for each tenant as would otherwise be permitted under the Sign Ordinance 746. CONDITIONS OF APPROVAL: 1-8. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. 9. That the recommendation of approval is based on Exhibits A, Al, B, and C except as may be amended by special conditions contained herein. 10. Finished floor elevation for Building A shall be designated 241 ft. ± 1 ft. Finished floor elevation for Building B shall be designated 240 ft. ± 1 ft. 11. Sign program for the subject development shall consist of two ground signs similar in design to that shown on Exhibit A of this application, modified to reflect three tenant names per side. Final design of said ground signs shall be subject to staff approval. -1- HC -51,409.2 RESOLUTION NO. 703 (continued) 12. The applicant shall submit to staff design constraints including dimensional and color standards for window identification signs for individual tenants in the development. Building mounted signs shall not be permitted under the sign program for this development. 13. A landscaping plan for the terminus of mini cul-de-sacs at Hanford Drive and Garden Gate Drive shall be submitted for staff approval at the building permit level. 14. A detailed design for the sound barrier required for installation on the east and south boundaries of the development shall be submitted for staff approval at the building permit level.
