RESOLUTION NO. 695
OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF
MODIFICATION OF LANDSCAPING AND LIGHTING FOR A
106 -UNIT TOWNHOUSE PROJECT.

LOCATION OF PROPERTY: Northwest corner of Homestead Road and North
De Anza Boulevard
The Architectural and Site Approval Committee makes the following findings with
respect to this application:
1. On the basis of testimony received at the public hearing during
which this application was considered, existing technology does
not facilitate installation of grasscrete in those locations
shown on the approved landscaping plans for this project.
SUB CONCLUSIONS:
(a) Testimony indicated that a minimum six (6) inch grasscrete
form would be necessary in the subject locations.
(b) That the use of Bomanite or Grasscrete in any area shown
on Exhibit C-1 2nd Revision or C-4 2nd Revision will
achieve the desired effect of enhancing the appearance
of roadways within the subdivision
2. That the changes in lighting fixture type and location are acceptable
provided that they are applied consistently throughout the remainder
of the subdivision to be constructed under Phases 2 and 3.
CONDITION OF APPROVAL:
1-7. Architectural and Site Approval Standard Conditions to the extent that they
do not conflict with the special conditions enumerated herein. In the
event a conflict does exist, the special conditions as enumerated herein
shall apply.
8. That the recommendation of approval is based upon Exhibits C -1 2nd Revision
C-4 2nd Revision and E 1st Revision except as modified by the additional
conditions contained herein.
9. The applicant shall be permitted to substitute a stamped concrete (Bomanite)
street paving material, or grasscrete in those areas denoted on the approved
exhibits and throughout the remainder of the project in areas originally
designated for grasscrete only.
10. The lighting plan as approved on Exhibit E 1st Revision shall be consistently
applied throughout the remainder of the project area under Phase Two and
Three and shall be subject to staff review and approval at the building
permit stage.
