RESOLUTION NO. 694
OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF
SITE, ARCHITECTURE, LANDSCAPING, GRADING AND LIGHTING
FOR A 100 -UNIT RESIDENCE HALL ADDITION TO A SENIOR
CITIZEN HOUSING DEVELOPMENT.

The Architectural and Site Approval Committee makes the following findings with
respect to this application:
1. Resolution No. 1627 of the City Planning Commission requires the
Architectural and Site Approval Committee to make findings with
respect to certain aspects of the subject project which are
addressed in the subconclusions below:
SUBCONCLUSIONS:
(a) The applicants have shown compliance with the intent of
Condition No. 16 of the aforementioned resolution by
minimizing the width of the turn -around "pocket°' on the
west property line of the project.
(b) As per Condition No. 17 of the aforementioned resolution,
the Committee concludes on the basis of testimony by the
applicants at the public hearing that the alternative
traffic noise attenuation methods suggested in the
December 27, 1976 report of Edward L. Pack and Associates
is acceptable.
(c) That the contingency parking area plan required under
Condition No. 18 of the aforementioned resolution is
satisfactorily_ addressed in Exhibit A-1 of this
application.
(d) As per Condition No. 19 of the above resolution, the
applicants have prepared an inventory of existing trees
on the site and a tree protection methodology.
(e) With regard to Conditions No. 24 through 26 of the above
resolution, the Committee finds that techniques to minimize
visual privacy intrusion on the north property line of the
project should be worked out and mutually agreed upon betwee-n
Sunny View West and affected property owners on Salem Avenue.
CONDITIONS OF APPROVAL:
1-7. Architectural and Site Approval Standard Conditions to the extent that they
do not conflict with the special conditions enumerated herein. In the
event a conflict does exist, the special conditions as enumerated herein
shall apply.

8. Recommendation of approval is based on Exhibits A, A -1, B, B-1, B-2,
C, C-1 and D as may be amended by additional conditions contained herein.
9. The applicants shall reduce the dimensions of the turn -around pocket on
the west property line of the project to minimum dimensions required for
such purposes.
10. As per Condition No. 17 of Planning Commission Resolution No. 1627, the
Committee approves the alternative noise barrier design recommended in
the December 27, 1976 report of Edward L. Pack and Associates.
11. A plan for the preservation of native trees on the site during construction
shall be subject to staff review at the building permit level.
12. Design and materials for the emergency vehicle access gate at the northwest
corner of the project shall be subject to staff review and approval at the
building permit level.
13. Landscaping as shown on Exhibit C is conceptually approved. The applicants
shall return to the Committee at a future public hearing with a final and
definitive landscaping proposal. Final dimensional design and choice of
plantings on the north property line shall be worked out and agreed upon
between the applicants and affected property owners on Salem Avenue.
PASSED AND ADOPTED this 24th day of February, 1977, at the regular meeting
of the Architectural and Site Approval Committee of the City of Cupertino,
State of California, by the following roll call vote:
