HomeMy WebLinkAboutASAC Reso 680HC -51,402.1 RESOLUTION NO. 680 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF SITE, ARCHITECTURE, LANDSCAPING, GRADING, LIGHTING AND SIGNING FOR A MULTI -TENANT COMMERCIAL DEVELOPMENT AS SHOWN ON EXHIBITS A 1ST REVISION, STAFF INFORMATIONAL, B, B -1, C 1ST REVISION, C -1, D, E, and F. PROPERTY OWNER: Acorn Investment APPLICANT: Terranomics Development Corporation ADDRESS: 280 Battery Street, San Francisco, California 94111 LOCATION OF PROPERTY: Southeast corner of Portal Avenue and Stevens Creek Boulevard -------------------------------------------------------------------------------------- CONDITIONS: 1-7. Architectural and Site Approval Standard Conditions. 8. The applicant shall install, at his expense, a landscape median on Portal Avenue for the purpose of guiding truck traffic in the vicinity of the loading docks at the southwest corner of the site. Said median design shall be subject to review and approval of the traffic engineer and Public Works Department. 9. Curbs of planter areas at the ends of parking stalls nearest to the store fronts of the project shall be painted in red to discourage parking within the circulation aisle immediately adjacent to the front of the building. 10. Areas designated for future development on Exhibit A 1st Revision shall be landscaped and equipped with a sprinkler system if development plans for said future areas are not approved by this Committee prior to the issuance of occupancy permits for the main shopping center building. 11. Earth mounding heights on the landscaped frontage of Stevens Creek Boulevard shall be referenced from grade level of the adjacent project parking lot. 12. A masonry block wall shall be installed by the developer along the south and east property lines of site where said property lines abut a residential zone. 13. Parking lot lighting standards for the project shall be located in "tubs" below grade level of the parking lot and shall include minimal planting as approved by staff. 14. Direct lighting sources from within the boundaries of the project shall be engineered and installed in such a manner as to preclude their visibility off of the site. 15. The following sign criteria shall apply to the subject development: Minor tenants: "Channel Classic" letters, white face with brick red returns and gold trim; letter height shall be 15 inches; letter face style may vary. Major tenants: A wall sign for Long's Drug Store is approved as per Exhibit F exclusive of a "mortar and pestal" pharmacist's logo. "RX" pharmacist's logo may be used. -1- HC -51,402.1 RESOLUTION NO. 680 (continued) The staff shall be empowered by this condition of approval to review light intensity of any sign installed in the subject development. 16. Cart stations in the parking lot as shown on C 1st Revision shall be modified to include effective landscaped screening subject to staff approval.
