RESOLUTION NO. 815
OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL
OF SITE, ARCHITECTURE, LANDSCAPING, GRADING,
LIGHTING AND SIGNING FOR A FOUR-STORY OFFICE
COMPLEX.

FINDINGS:
The Architectural and Site Approval Committee finds as follows with respect to
this application:
1. That the proposed development is consistent in form and intensity_ with
conceptual approval granted by the Planning Commission under its
Resolution No. 1837.
CONDITIONS OF APPROVAL:
1-8. Architectural and Site Approval Standard Conditions to the extent that they
do not conflict with the special conditions enumerated herein. In the event
a conflict does exist, the special conditions as enumerated herein shall apply.
9. The recommendation of approval is based on Exhibits A, B, C, D, E and F of this
application except as may be amended by special conditions contained herein.
10. Parking lot layout dimensions shall be prepared to City standards to the
satisfaction of City Engineer prior to issuance of development permits.
11. Prior to release of development permits, the applicant shall submit written
documentation from an acoustical consultant detailing noise impacts, if any,
beyond the property lines of the project from the proposed cooling tower
equipment depicted on Exhibits A and F of this application. Said document shall
include mitigation measures to relieve any offset acoustical impacts from
said equipment.
12. The proposed flagpoles at the north side of the building are approved
conceptually by the ASAC, and are referred back to the Planning Commission
for appropriate review under provisions of Ordinance 220(g) prior to installation.
13. The three parking spaces at the southeast corner of the site shall be deleted
in favor of landscaping.
14. The final landscape plan for the south property line shall be subject to staff
review prior to release of building permits. Staff shall review the proposed
placement of box specimen trees to ensure that the intent of Condition 26 of
Planning Commission Resolution No. 1837 is met.

15. The applicant is permitted to "field grow" specimen and parking area trees
to achieve equivalent growth habits of 24 -inch box and 15 -gallon sizes,
respectively.
16. Applicant is permitted to use raised concrete pedestals for parking lot pole
lights. Said pedestals shall not exceed 24 -inches in height and shall be
colored to match the lamp -pole. Overall height of the pole and pedestal
assembly shall not exceed 30 ft. Additionally, the ASAC or its staff shall
retain authority to review intensity of lighting fixtures and require correction
of offsite light intrusion impacts.
17. Street address numbers shall be added to both signs approved for installation
on the De Anza Boulevard frontage of the development.

Architectural and Site Approval Committee of the City of Cupertino, State of
California, by the following roll call vote:
