HomeMy WebLinkAboutASAC Reso 809HC -51,458.1 RESOLUTION NO. 809 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF SITE, ARCHITECTURE, LANDCAPING, GRADING AND LIGHTING FOR DEVELOPMENT OF A FREE-STANDING FINANCIAL BUILDING PROPERTY OWNER: Coast Federal Savings & Loan Association APPLICANT: Coast Federal Savings & Loan Association ADDRESS: 855 S. Hill(Suite 1214), Los Angeles, CA 91004 LOCATION OF PROPERTY: North side of Stevens Creek Boulevard, west of De Anza Boulevard FINDINGS: The Architectural and Site Approval Committee finds as follows with respect to this application: 1. That the building orientation on the site as approved by the Committee will necessitate removal of a specimeri spruce tree. Sub conclusions: Benefits to the public from the revised site layout include the following: a) Parked cars will be completely obscured from street- scape view by placing the building mass between the street and parking area. b) The circulation system provides an orderly movement of vehicles on the site and efficient double -loaded aisles in the parking area. 2. That the proposed development conforms substantially to guide- lines described in ASAC Resolution No. 330. CONDITIONS OF APPROVAL: 1-8. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. 9. That the recommendation of approval is based on Exhibits A-lst Revision, B, B-1, C-lst Revision, E of this application except as may be amended by special conditions contained herein. 10. The proposed system of interrelated circulation between the subject site and adjoining properties is approved as per Exhibit A-lst Revision. It is recognized, however, that subsequent review of a Tentative Map on this site by the Planning Commission will be required prior to release of development permits. Nothing in this Resolution shall -1- RESOLUTION NO. 809 (continued) preclude the Planning Commission from review and possible modification of ingress/egress provision on the subject site to adjacent properties. 11. Prior to release of development permits, the applicant shall sign a statement acceptable to the City Attorney, agreeing to provide reciprocal ingress/egress easements with the adjoining properties as such time as the City can require the same from adjoining property owners. 12. Consistent with Section 6.1(c) of Ordinance No. 778, the northmost specimen spruce tree on the site may be removed, provided that two 24 -inch box specimen. spruces are installed with other on -site landscaping as provided on Exhibit C-lst Revision. 13. Exhibit C-lst Revision shall be revised to incorporate staff suggestions contained in Section 4(b) of the staff report of June 2, 1978. 14. Final solution of on -site drainage and details pertinent thereto shall be presented to the satisfaction of the City Engineer prior to release of development permits. 15. Parking lot layout dimensions shall be revised to reflect City standards prior to release of development permits. 16. The parking area lighting fixture depicted on Exhibit E shall be modified to conform to guideline 4(a) of Resolution 330. Lighting surface coverage pattern diagrams for proposed free-standing fixtures shall be added to Exhibit A-lst Revision at the building permit level. 17. The ASAC or its staff may require correction of adverse light intrusion impacts following installation of exterior lighting fixures or sign equipment. 18. The sign portion of this application is continued to a date un- certain.
