HomeMy WebLinkAboutASAC Reso 802HC -51,333.12 RESOLUTION 210. 802 OF THE ARCHITECTURAL AND SITE APPROVAL COITTEE OF THE CITY OF CUPERTINO RECOi ENDING APPROVAL OF SITE, ARCHITECTURE, LANDSCAPING, GRADING AND LIGHTING FOR A FREE-STANDING RESTAURANT AND ADJACENT COti1ERCIAL BUILDING PROPERTY OWNER: Mr. Jenn Chiu APPLICANT: International Consolidated Contractors, Inc. ADDRESS: 14720 Industry Circle, La Mirada, CA 90638 LOCATION OF PROPERTY: Westerly of and adjacent to De Anza Boulevard north of Valley Green Drive FINDINGS: The Architectural and Site Approval Committee finds as follows with respect to this application: 1. That the development plans as amended by conditions contained in this resolution substantially satisfy the intent of conditions imposed by the Planning Commission and City Council under Application 33-U-77. CONDITIONS OF APPROVAL: 1-8. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. 9. That the recommendation of approval is based on Exhibits A - 1st revision, B, B-1 - 1st revision, B-2, E and E-1 of this application except as may be amended by special conditions contained herein. 10. The site plan shall be revised at building permit level to incorporate a raised pedestrian walkway adjacent to the east elevation of the restaurant. 11. The applicant shall supply a detail drawing of the surface treatment of the pedestrian walkway located between the commercial and restaurant structures. Said detail shall be supplied at the building permit level. 12. The applicant shall supply elevation drawings of the trash enclosure walls and gate, final review of which shall be subject to staff approval. 13. The landscaping portion of this application is approved with the exception of the south perimeter of the site, including the extreme southwest corner. The applicant shall prepare a landscape plan in place of sidewalk adjacent to the south elevation of the commercial structure, said plan to meet with staff approval. The south elevation landscape plan shall be submitted to the Committee for informal review and acceptance prior to issuance of building permits. The revised landscaping plan shall also include a tree and low level shrubbery in the extreme southwest corner of the site. 14. On -center spacing of vertical wood trim on the south elevation of HC -51,333.12 RESOLUTION NO. 302 (continued) the commercial structure shall be 20 feet. 15. The windows and doors on the south elevation of the commercial structure shall be eliminated, unless required by the Chief Building Official. If needed, commercial building architecture may be referred back to the Committee by staff. 16. Grading and drainage plans for the site shall be prepared to the satisfaction of the Director of Public Works, prior to release of development permits. 17. Final configuration of the parking lot lighting solution shall be subject to staff approval at the building permit level.
