HomeMy WebLinkAboutASAC Reso 800HC -31,!02.11 RESOLUTION NO. 800 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL CF A SIGN PROGRAM FOR MINOR TENANTS WITHIN A MULTI- TANANT COMMERCIAL SHOPPING COMPLEX SUPERSEDING THAT MINOR TENANT SIGN PROGRAM APPROVED UNDER RESOLUTION 680, CONDITION 15, BY ACTION OF THIS COMMITTEE PROPERTY OWNER: APPLICANT: ADDRESS: LOCATION OF PROPERTY: FINDINGS: Orchard Valley Partnership Orchard Valley Partnership 333 Pine Street, 3rd Floor, San Francisco, CA 94104 Portal and Stevens Creek Blvd., southeast quadrant The Architectural and Site Approval Committee finds as follows with respect to this application: 1. That the range of copy color choices proposed for individual tenant signs is unacceptable in the Committee's aesthetic judgement. 2. That the intent of reducing visual clutter from the display of graphic devices is met by restricting individual tenants to no more than two signs. CONDITIONS OF APPROVAL: 1-8. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. 9. That the recommendation of approval is based on Exhibits F-2 and F-3 of this application except as may be amended by special conditions contained herein. 10. The tenant -sign portion of Exhibit F-2 is approved, except that copy color shall be restricted to ivory only. 11. The proposed hanging signs shall not be less than eight feet at the lowest point above any pedestrian passageway. 12. Final height of the proposed free-standing sign (Exhibit F-3) shall not exceed 12 feet above adjoining sidewalk grade. Final location of said sign shall be subject to approval of the Traffic Engineer. 13. The Architectural and Site Approval Committee or its staff shall re- tain authority to review lighting intensity of any sign approved under this application, and to require correction of off -site light intrusion impacts or excessive glare. 14. No more than two signs shall be allowed for each minor tenant within the subject development. One hanging sign, or one transom sign as shown on Exhibit F-2 may be permitted in addition to a fascia sign.
