RESOLUTION 797
OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL
OF SITE ARCHITECTURE LANDSCAPING, GRADING AND
LIGHTING FOR CONSTRUCTION OF A THREE UNIT
APARTMENT COMPLEX.

LOCATION OF PROPERTY: Adjacent to and easterly of Alpine Drive approximately
300 feet from the intersection of Foothill Boulevard
and Alpine Drive
FINDINGS:
The Architectural and Site Approval Committee finds as follows with respect to
this application:
1. That the proposed triplex development conforms to the substance and intent
of Ordinance 779, and with specific conditions imposed in Planning Com-
mission Resolution No. 1798.
CONDITIONS OF APPROVAL:
1-8. Architectural and Site Approval Standard Conditions to the extent that they
do not conflict with the special conditions enumerated herein. In the
event a conflict does exist, the special conditions as enumerated herein
shall apply.
9. That the recommendation of approval is based on Exhibits C,D,E and infor-
mational of this application except as may be amended by special conditions
contained herein.
1O. That Exhibit C bhall be revisedatthe building permit level as follows:
1. The proposed hedge of Pittosporum Tenuifolium at the rear of the
property shall consist of five gallon size specimens planted at
a maximum o.t. distance subject to staff approval.
2. The proposed Eucalyptus Torquata, on the east property line, shall
be a minimum five gallon initial size when planted.
3. A substitute specie for the Quercus Ilex and Liriodendron Tulipifera
shall be approved by staff. Such species shall be evergreen and
have a non-invasive root structure.
4. A minimal planting schema for both side yards shall be developed and
approved by staff.
11. Grading and drainage details shall be specified to the satisfaction
of the City Engineer; any increase in finished floor or pad elevation
beyond that depicted on Exhibit D shall be approved by the ASAC.

Architectural and Site Approval Committee of the City of Cupertino, State of
California, by the following roll call vote:
