RESOLUTION NO. 785
OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF
LANDSCAPING ADJACENT TO THE PUBLIC RIGHT OF WAY,
AND ARCHITECTURE FOR A SOUND BARRIER ADJACENT TO A
SINGLE-FAMILY SUBDIVISION WITHIN THE NORTH DE ANZA
BOULEVARD CONCEPTUAL PLAN AREA.

LOCATION OF PROPERTY: Bandley Drive and Greenleaf Drive, Tract 6259
FINDINGS:
The Architectural and Site Approval Committee finds as follows with respect
to this application:
1. That the meandering sidewalk which is customarily required on
minor streets within the De Anza Boulevard Conceptual Plan area
should not be implemented along the proposed subdivision
frontage on Bandley Drive for the following reasons:
a. The 25 ft. setback required for minor streets under the Conceptual
Plan was reduced by Conditions 16 and 17 of
Planning Commission Resolution No. 1760, thus
permitting insufficient space to create an easily
maintainable landscape design with a meandering walk.
b. The subject street frontage is adjacent to a single-
family development, rather than commercial or industrial
as was assumed in the De Anza Boulevard Conceptual Plan.
c. The contour of Bandley Drive adjacent to the subject
development is already curvilinear.
CONDITIONS OF APPROVAL
1-8. Architectural and Site Approval Standard Conditions to the extent that they
do not conflict with the special conditions enumerated herein. In the
event a conflict does exist, the special conditions as enumerated herein
shall apply.
9. That the recommendation of approval is based upon Exhibits B and C of this
application except as may be amended by special conditions contained herein.
10. The proposed sound control barrier shall be constructed per specifications
contained on Pages 10 and 11 of the Project Acoustical Report of Edward L.
Pack Associates dated January 30, 1978. Grade breaks for said sound
barrier shall not exceed 6 inches vertical difference between top of wall
for adjoining sections, and shall be as few in number as permitted by
proper engineering practice.
