FINDINGS:
The Architectural and Site Approval Committee finds as follows with respect to this

dense landscaping of the tennis courts for the adjoining apartment

to alleviate the above -described problem and is intended to be
removed upon future development of the adjoining commercial area
to the south.

do not conflict with the special conditions enumerated herein. In the
event a conflict does exist, the special conditions as enumerated herein
shall apply.
9. The recommendation of approval is based upon Exhibits F and F-1 of this
application except as may be amended by special conditions contained
herein.
10. That such time as the commercially -zoned parcel to the south of the restaurant
site develops, the subject ground sign shall be removed. Said ground sign
is approved, on an interim basis only, consistent with the intent of
Condition 17 of Planning Commission Resolution No. 1552.
11. One existing wall mounted sign on the restaurant building shall be removed
concurrent with, or prior to, installation of the ground sign.
12. Final location of the approved ground sign shall be subject to staff approval
prior to issuance of building permits. The subject ground sign shall be
positioned in, or nearby, the Homestead Road frontage planter strip in a
